**Main Responsibilities & Duties include**:
The main purpose of the role is to deliver excellent customer service and represent the public face of our company’s team whilst carrying out the estate maintenance services and facilities management to the property and the surrounding grounds.
- Manage the check and maintenance regime for all equipment within the building i.e. fire alarms; water pumps etc / Site management
- Manage a team of six including reception, maintenance, and cleaning staff.
- Undertake regular grounds maintenance - grass cutting, hedge cutting, pruning, weeding, fence repairs, ground clearance, drain clearing and other labouring works as required
- Cleaning audits every 4-6 weeks to ensure standards are kept to high quality.
- CCTV sensor checking and sending to necessary parties when required
- 1-1s with staff
- Sorting of recycle bins to ensure no bins are refused+ Deep clean of bin stores
- Weekly conference calls with CCH and Property managers
- Liaise with the commercial unit managers as and when required
- Keep areas clean and tidy by litter picking and sweeping, and to disinfect bin stores
- Move and cycle the bins on appropriate days
- Stock checks for cleaning and maintenance supplies
- Proactively undertake minor decorations e.g. preparation and repainting of areas.
- Undertake minor repairs to the properties e.g. adjusting door closers, fixing noticeboards, securing stair treads and replacing light bulbs
- Help produce and then keep up to date, the site operating manual that covers all of the maintenance, equipment and routines/information necessary to allow the site to be run properly
- Assist other trades as and when required by the Managing agent team, to ensure that residents and property owners receive the best possible quality service
- Maintain and update records of activities and contractor attendance as required by Managing Agent, and report matters as they arise
- Assist and deal with our customers (residents, property owners, developers) in a professional, courteous and friendly manner
