**Assistant Home Ownership Advisor**

You will be a member of the Home Ownership Service reporting to the Head of Home
Sales and Ownership Services. In this role you will be assisting with the delivery of an excellent management service to all shared owners and leaseholders by responding to daily enquiries and assisting with all actions that are required.

**KEY DUTIES**
- Reply to enquiries to the Home Ownership team, ensuring accurate and detailed responses are given within an acceptable timescale. Follow up on all actions required promptly and efficiently.
- Liaise with internal departments of Soha to collate information for residents and to ensure a smooth transition for new residents to living in a Soha property and community and to ensure we offer consistent high standards to residents in those communities.
- Raise repairs and defects in line with current policy using the reporting systems to monitor speed and quality.
- Assist with the collection of outstanding rent and service charge payments for shared owners and leaseholders. Signpost to third party financial organisations for guidance when required to minimise resident anxiety.
- Administer property resales after sale is agreed, including part completion of

LPE1 and liaising with solicitors
- Assist with the Administration of Right to Buy, Right to Acquire and shared ownership stair-casing including instructing and liaising with solicitors and valuers.
- Deal with post-completion formalities including rent account adjustments, preparation of compliance certificates and updating tenancy records.
- Ensure that appropriate responses, notices and valuation requests are prepared liaising with valuers and solicitors to progress the sale.
- To keep up to date with any changes to legislation affecting statutory sales and to recommend any necessary changes to policy, procedures or systems to ensure compliance with the legislation.
- Ensure procedures and process notes are updated as legislation changes to ensure that compliance.
- Assist with other duties within the Home Sales & Ownership Service as required by Head of Home Sales and Ownership Services or Director of Homes and

Communities to maintain service levels..

- Experience of Leasehold or property management with a record of understanding property and legal contracts, leases and other key documentation.
- Excellent policy and procedure analysis
- Excellent organisational, planning, administrative and interpersonal skills.
- Organised and methodical with good use of own judgement; ability to demonstrate innovative thinking and creative solutions.
- Able to understand property and conveyancing legal terminology.
- Excellent relationship management skills across all internal and external contacts
- Inspirational individual with a ‘can do’ attitude who enjoys being part of a team.
- Previous experience of administration in a busy environment.
- Awareness of potential of IT and systems to automate and improve own process workflows to highlight areas for review
- Full Driving Licence.

**It would also be nice to have**
- Experience within the social housing sector or property related environment.
- Knowledge and experience of statutory property sales.
- Conveyancing Experience
