**40 hours per week, Permanent**

**Monday to Friday 8am - 4.30pm**

**£32,972 per annum**

To support our journey, we’re looking for an experienced supervisor to join our team. The Clwyd Alyn Maintenance department is an ever growing and thriving environment, of which has a very proactive approach to both responsive maintenance and planned programmed works. The team is going through a time of growth and is looking for positive and proactive people to help promote our ongoing commitment to delivering an excellent service to the residents & communities we support.

You will be helping to lead and develop our Maintenance Team to aide us implement our new maintenance objectives ensuring a clear approach to maintaining our homes and properties where we are recognised for our innovative working, forward thinking and friendly/caring style.

**The key responsibilities of Planned Supervisor include**:

- Overall Supervision of trade staff and contractors relating to planned maintenance works on social housing.
- Maintain a supervisory balance between providing a presence on site and other duties including visiting future properties for the purpose of surveying planning communicating with residents and scheduling work.
- Supervisory management of the workforce, planning functions & associated processes and procedures.
- Manage all day-to-day activities on site
- Effective liaison with the Planned Works Manager and admin team to ensure smooth operation of the service.
- To Undertake all day-to-day responsibilities to quickly resolve day to day issues within planned works.
- Monitoring and control of individual and collective performance targets for staff and contractors working within their team.
- Ensure effective communication with, contractors, colleagues, tenants and client representatives
- The post holder will have direct supervisory responsibility for staff and will be expected to provide assistance and guidance to other staff as appropriate.
- To supervise problem solving on site and accurately diagnose and report actions required to achieve the most efficient and effective value for money solution.
- In conjunction with the Planned Works Manager and admin team arrange material deliveries and collections and undertake and complete the works ‘right first time’.
- To supervise work on responsive, voids and or planned improvement works as required and or directed by the company and to undertake any other duties as may be required from time to time, that are deemed necessary and compatible with the nature of the post.
- Take effective responsibility for any remedial works / Defects and have them completed to the correct standard within agreed timelines.
- To supervise the carrying out of all work activities in a safe and responsible manner, paying particular regard to standards of cleanliness and tidiness, controlling and minimize noise and dust levels and complying fully with current Health and Safety at work regulations / method statements, showing the necessary duty of care to oneself and others.
- To provide supervisory assistance and support as and when required to other operatives and staff carrying out their duties.
- To ensure that during the removal and installation of planned work operations, all essential services are maintained and or reinstated at the end of the day’s business.
- To maintain a high standard of cleanliness and order to the planned compound
- To oversee current stock levels and return any unused items in a timely manner for credit
- To supervise the production of neat, accurate and legible time sheets and other work or vehicle related documents to the required standard and submit within required time scales.
- To supervise strict adherence to start and finish times and the elimination of down-time, with the objective of securing maximum efficiency and productivity.
- To undertake any personal training and development as deemed necessary and compatible with the nature of the post.
- To have a good understanding of and commitment to the Company’s Equal Opportunities Policies in employment and service delivery.
- To assist the Planned Works Manager in the training and supervision of apprentices and trainees.
- To ensure that a high standard of repair or replacement work is carried out without exception.
- To offer resident focused support utilising ClwydAlyn’s core values of ‘Trust, Hope and Kindness’
- To support fellow operatives with either technical knowledge, guidance, and physical support.
