We have a new and exciting opportunity for an enthusiastic **Asset Manager** to lead Asset Management for Freebridge ensuring the customer focus, capital delivery, procurement, and contract management of all major works and to ensure the managementand maintenance of the existing housing stock to meet the changing needs of organisation and its customers.
Freebridge Community Housing is the largest provider of housing in West Norfolk, set up in 2006 to receive the transfer of homes from the Borough Council of King's Lynn and West Norfolk.
Today, we own and manage around 6,800 homes across West Norfolk, making a difference to thousands of customers within communities across an area of almost 550 square miles.
We have an annual turnover of £30m and employ well over 200 people, including our own Property Services team.
Over the last 14 years, there have been numerous achievements, not least delivering our tenants' promises and bringing homes to the Decent Homes Standard, affording our customers a much better quality of living.
**Requirements**:
- To lead Asset Management to ensure that we commercially manage our existing assets to provide high quality, safe, warm, and dry accommodation for our current and future customers
- To lead the identification of those existing assets that no longer meet the needs of the organisation or its customers and advise on dispose if required
- To lead the collection and updating of Stock Condition information and develop short, medium, and long investment plans. Develop term plans and specific projects to meet Freebridge's obligations to all stakeholders; incorporating these plans and projectsinto the Financial Business Plan ensuring that they are affordable and represent commercial control and value for money
- To commission contractors and work with Property Services as appropriate to undertake these plans and projects and through the development of robust controls, Key Performance Indicators and other monitoring regimes enable the Management Team to have confidencein the approved programmes
- Strategy to ensure that it matches the desires, aims and objectives of the Board and Management Team. From this develop, maintain, continuously review, and improve the portfolio of written policies and procedures covering all aspects of Asset Management
- To prepare and manage the Asset Management budget ensuring all works are undertaken in line with Freebridge Financial Regulations and meet vfm. To protect the organisation from possible fraudulent behaviour
- Prepare all capital works programmes in line with FCH expectations and ensure they are delivered within in time, on budget and agreed quality. Ensure that all contract staff abide by Freebridge standards
**KNOWLEDGE & EXPERIENCE**
- Qualified to HND/HNC level in Building or equivalent
- Be able to demonstrate experience of managing large capital programmes
- Experience of working with external contracting and supply organisations
- Experience of working in the repairs and maintenance industry
- Experience of managing staff
