We are looking for a Full-Time Block Management Team Leader to join our team to cover the increased workload due to our continued expansion.

**What are we looking for?**

**Main Responsibilities**:
We need to ensure our team of Block Managers have everything they need to succeed, and all blocks are maintained to a high standard, freeholders, leaseholders and residents are complying with all their requirements whilst also balancing the high level of customer service that is expected within the company. As the Block Management Team Leader, you will be responsible for supervising and managing our team of Block Managers and Administrators, overseeing all aspects of the block management team. Your role will involve managing the entire portfolio, predominantly from our head office with some home-based work, as well as site visits for quality control and liaising with directors. You will also support the team in coordinating with property inspectors and concierge services. A key part of your role will be ensuring the company meets its service level agreements (SLAs) and maximises property assets for freeholders and leaseholders.

Duties will include, but are not limited to:

- To monitor and assist with all block management matters as needed, and communicate with directors and leaseholders when necessary.
- Ensure the Block Management team is in contact with contractors for maintenance tasks to obtain quotes, arrange work, and coordinate access.
- Oversee the management and dealings of utility suppliers for blocks and ongoing bills, including liaising with brokers to help the team overall achieve best prices
- Supervise the preparation of legal documents and communicate with legal teams as needed. This includes providing support and guidance to junior team members to ensure compliance.
- Oversee the Handling of the section 20 process, ensuring all key parts are followed and recorded. This includes reviewing the process followed by Junior staff to ensure the company is compliant.
- Arrange and attend AGMs and ensure minutes are taken with key points as required
- Producing letters and reports (including sending minutes and correspondence to residents)
- Advise and ensure compliance is kept up to date for all blocks managed within the portfolio directing the administration team as required. This includes reporting on these measures to senior management.
- Monitor and ensure the compliance register is 100% accurate and fully compliant, ensuring that certificates and accreditations are kept up to date and any actions are communicated to the Block Managers.
- Lead recruitment and management of site staff if the development requires or within the team. This is to include HR aspects (holidays, cover, sickness reporting, appraisals, training and any other requirements as deemed necessary).
- Arrange and agree training where required if skill/knowledge gaps are found
- To organise and manage the block management rota, working from home, site visits and general check in on staff.

- ATPI Qualified
- Previous Leadership and Block Management experience
- Very good numeracy & literacy skills, for managing of budgets
- Good IT skills, working from our CRM systems and software systems
- Ability to prioritise workload and meet strict deadlines
- Ability to work independently and as part of a team
- Ability to develop, monitor and maintain management information, systems and procedures
- Very good organisational and planning skills, to manage your diary and sites effectively
