**Landlord & Tenant**
- Interpret leases as required, book marking scanned leases to firms requirement,
- Deal with consents arising from leases including, licence to sublet, alter, pet licences etc
- Deal with nuisance cases and covenant enforcement,
- Deal with S38 Repairs Notices and requirements to gain access to properties to effect repairs,

**Pre & Post Sale Enquiries & Conveyancing**
- Liaise with Solicitors on preliminary sales enquiries, always ensuring that the Property Manager is consulted with personally and signs off representations to be made.
- Prepare/execute licences to assign, deed of covenant as required, securing suitable surety or service charge deposits as appropriate for the property/location or the covenant stre

**Litigation**
- Uphold the company policy and the lease on arrears cases, distribute Financial Hardship policy and Citizens Advice leaflets as necessary, thereafter serve letters to satisfy the Civil Procedure rules and to ensure service is effected prior to commencingCourt or Tribunal action,
- Provide regular, at least monthly, updates to Estates Directors/Clients as cases progress, preferably by phone, but always confirmed in writing,
- Manage litigation casework to debt recovery via default judgement, mortgagee’s and bailiffs. Update records at each milestone which automatically debits fees to 'owners rent ledgers’ and raise invoices as due.
