**Job Title: Commercial and Business Transfer Agent**

**Salary: Basic salary £25,000 to £35,000 depending on experience. OTE £40,000 to £50,000 PA**

**Job Summary**:
As a Commercial and Business Transfer Agent, you will play a crucial role in facilitating the sale, purchase, and transfer of commercial properties and businesses. You will be responsible for managing the entire transaction process, from initial client consultation to closing the deal. This position requires strong negotiation skills, a deep understanding of commercial real estate and business transactions, and excellent interpersonal and communication abilities.

**Key Responsibilities**:
**Client Consultation**: Meet with clients to understand their objectives, gather information about their commercial property or business, and advise them on the transfer process.

**Valuation and Marketing**: Conduct thorough valuations and assessments of commercial properties and businesses to determine their market worth. Develop effective marketing strategies and create compelling listing presentations to attract potential buyers.

**Buyer and Seller Representation**: Act as a trusted intermediary between buyers and sellers, representing their interests throughout the transfer process. Negotiate terms and conditions, including purchase price, financing arrangements, and contract terms.

**Due Diligence**: Conduct comprehensive due diligence on commercial properties and businesses, including reviewing financial statements, contracts, leases, permits, and licenses. Identify potential risks and recommend appropriate actions to mitigate them.

**Market Research**: Stay updated with market trends, economic factors, and legal regulations affecting commercial property and business transfers. Analyse market data to provide clients with accurate and relevant information for making informed decisions.

**Networking and Business Development**: Build and maintain a strong network of industry contacts, including investors, business owners, brokers, and professionals in related fields. Actively seek new business opportunities and promote the agency's services through marketing initiatives.

**Documentation and Reporting**: Prepare and review legal documents, contracts, and agreements related to property and business transfers. Maintain accurate records and generate reports on transaction progress and performance.

**Qualifications and Skills**:
Proven experience as a Commercial and Business Transfer Agent or a similar role within the real estate or business brokerage industry.

In-depth knowledge of commercial real estate practices, business valuation methods, and legal aspects of property and business transfers in the UK.

Strong negotiation skills and the ability to resolve conflicts and handle sensitive situations diplomatically.

Excellent communication and interpersonal skills, with the ability to build rapport and establish trust with clients and stakeholders.

Proficient in using real estate databases, CRM software, and other relevant technology tools.

Attention to detail, strong analytical skills, and the ability to handle complex financial information.

A self-motivated and results-oriented mindset with a proactive approach to problem-solving.

Membership or affiliation with professional bodies such as the Royal Institution of Chartered Surveyors (RICS) is desirable.

**Driver's license and own car are required for this role**
