**Position**:
The Property Operations Assistant plays a vital role in the Property Department, providing essential, seven-day-a-week support for the College’s estate on a rotational basis. Reporting to the Property Manager and working under the leadership of the Head of Property, this role ensures the smooth operation and statutory compliance of the estate. Key responsibilities include delivering porterage services, performing daily security checks, and conducting health and safety compliance inspections. Additionally, the role involves routine maintenance assessments, addressing minor property repairs, and contributing to broader property management initiatives that support the College’s operational excellence and heritage preservation.

This is a part-time role, working 14 hours per week across 2 days (7 hours per day). Shifts will be allocated on a rota basis and may fall within either the early shift (5:30am - 1:30pm) or the later shift (11:00am - 7:00pm). The rota may also include weekends. Flexibility will be required to provide cover for absence or annual leave. Any additional hours worked will be paid at the appropriate overtime rate.

The pro rata salary for this role based on 14 HPW is £9,360.00.

**Requirements**:
This role is ideal for an individual with:

- Experience in property operations or facilities support, with hands-on involvement in building maintenance, facilities management, or operational support in a similar role.
- Basic knowledge of health and safety compliance, including familiarity with risk assessments and statutory compliance checks.
- Ability to perform routine maintenance and minor repairs, with skills in identifying maintenance issues and carrying out small repairs efficiently.
- Strong organisational and problem-solving skills, with the ability to prioritise tasks, manage multiple responsibilities, and respond effectively to operational challenges.
- Proficiency in using property management software to log tasks, track maintenance schedules, and support estate operations.
- Security awareness and incident response skills, including conducting routine security checks, responding to incidents, and ensuring the safety of the premises, staff, and visitors.
- Manual handling and physical capability, including the ability to work at heights, use a range of tools, and lift/carry heavy loads safely.
- Excellent teamwork and communication skills, working effectively with colleagues, contractors, and stakeholders while contributing to a collaborative work environment.
- A customer-focused mindset, with a friendly, professional, and approachable demeanor when assisting visitors, staff, and external partners.
- Adaptability and resilience to handle changing priorities, unexpected challenges, and varied tasks while maintaining a proactive and solutions-driven attitude.
