**Role Purpose**:
The **Head of Property Management** will lead, support, and inspire our Property Management teams to consistently deliver high-quality service to landlords, tenants, and internal stakeholders. This role involves strategic oversight, operational management, coaching of Property Managers, ensuring compliance and best practice across all areas of property management, ensuring the smooth running of the centres portfolios.

**Key Responsibilities**:
**Leadership & Team Support**
- Provide day-to-day support and guidance to the Property Management Team, ensuring productivity and team development.
- Act as a direct line manager for the Property Managers/Property Inventory Clerks, conducting regular, power hours, 1:1s, performance reviews, and ongoing mentorship.
- Monitor team workloads and morale, proactively addressing any issues/concerns impacting performance or wellbeing.
- Conduct morning meetings to align teams on priorities and drive motivation.
- Ensure adequate department cover during holidays and time off.

**Strategic & Operational Oversight**
- Enforce and support the delivery of strategic objectives across the Property Management function.
- Support department audits alongside branch audits, ensuring compliance and service quality.
- Identify opportunities to enhance service delivery and implement improvements in collaboration with the Regional Property Management Director.
- Support and help implement new legislation and compliance processes across teams.

**Recruitment, Training & Development**
- Ensure a smooth onboarding of new Property Managers/Property Inventory Clerks that sit within the Property Management centre.
- Coordinate and deliver training and coaching sessions where required, sharing best practices and driving continuous improvement.
- Champion the ongoing development of staff through coaching and professional growth initiatives.

**Customer Experience & Compliance**
- Act as escalation point for customer complaints, investigating issues thoroughly and proposing appropriate responses.
- Serve as a point of contact for Lettings and Branch Managers to resolve interdepartmental issues.
- Be available for out-of-hours emergencies and respond using sound judgement and experience.
- Monitor compliance reports (e.g., Gas Safety Certificates), overdue tasks, and Property Movement reports, addressing issues proactively.
- Ensure all property management processes are adhered to and aligned with legal requirements.

**Communication & Collaboration**
- Work collaboratively on group-wide projects and initiatives with the Regional Property Management Director to ensure successful rollout.
- Promote a culture of open communication, knowledge sharing, and respect within and across teams.
- Collaboration with all stakeholders, especially lettings and sales, regarding Property Movement
- Encourage feedback from internal and external customers, using insights to improve service delivery.

**About You**
- Proven experience in senior property management or a similar leadership role
- Strong understanding of lettings legislation, property compliance, and best practice.
- Confident leader with the ability to inspire, mentor, and develop teams.
- Proven ability to independently manage multiple landlords and high-value portfolios
- Excellent communicator with a confident, empathetic, and respectful approach
- Deep knowledge of lettings legislation and compliance including HMO’s
- Organised, detail - orientated, self-motivated, and calm under pressure
- ARLA/PropertyMark qualification
- A natural problem-solver who brings bravery and initiative to every challenge
