**Role Purpose**
The main purpose of this role is to manage the end-of-tenancy and pre-void property process to make sure properties are relet quickly, efficiently, and in line with legal and contractual requirements. This involves working closely with tenants who are moving out, helping them through the process, carrying out property inspections, planning and coordinating with the Repair teams, and ensuring the Lettings team has the right information about the property. By keeping communication clear, simplifying processes, and getting properties ready for relet in advance, this role helps reduce the time properties are empty and minimise lost rental income, all while maintaining high property standards, safety, and customer service.

**Key Responsibilities**:

- Ensure adequate staffing levels to deliver excellent customer service to prospective tenants.
- Oversee and monitor new-build schemes, addressing any issues that could delay lettings.
- Lead on performance management, audits, KPIs, complaints, and procedures across the lettings team.
- Liaise with Local Authorities on nomination agreements and Local Lettings Plans, ensuring internal collaboration to protect A2Dominion’s interests.
- Manage under-occupation and new generation schemes, identifying opportunities for development.
- Build and maintain effective relationships with internal teams and external stakeholders.
- Collaborate with the Central Lettings Manager and other departments to streamline processes, reduce void times, and maximise rental income.
- Support and guide Lettings Consultants in their day-to-day responsibilities.
- Work closely with Development, New Homes, and contractors to minimise void periods.
- Authorise purchases in line with financial standing orders (up to £500).
- Drive innovation in lettings practices to improve efficiency and outcomes.

**More about you**:

- Educated to GCSE level or equivalent in Maths and English (Grades A*- C)
- **Social housing and tenancy management** - A sound understanding of housing legislation, tenancy types (e.g. secure, assured, introductory), and end-of-tenancy obligations.
- **Void property processes** - Familiarity with void management procedures, including void turnaround, key handover, and minimising void rent loss.
- ** Repairs and maintenance procedures** - Knowledge of how to identify, log, and follow up on repairs, including an awareness of cyclical and planned works.
- **Health and safety compliance**- Understanding of property safety standards and regulations, including gas safety, key security, and lone working practices.
- ** Housing management systems** - Experience using systems such as Universal Housing (UH) or equivalent for tenancy management, property updates, and end-of-tenancy processing.
- **Reletting and marketing processes** - Awareness of the steps required to prepare properties for letting, including property condition standards and the importance of accurate marketing information.
- ** Strong communication and interpersonal skills** - Ability to engage effectively and sensitively with tenants, colleagues, and contractors, both verbally and in writing.
- **Excellent organisational skills** - Able to manage multiple priorities, schedule appointments, and meet deadlines in a fast-paced environment.
- **Property inspection and assessment** - Skilled in carrying out property inspections, identifying required works, and making informed decisions around recharges and void preparation.
- **Attention to detail**- Ensuring accurate record-keeping, meter readings, key returns, and property layout details for relet and compliance purposes.
- ** Problem-solving and initiative** - Proactive in resolving access issues, tenant concerns, or delays in works, using judgement and knowledge to find effective solutions.
- **Digital literacy -** Confident in using Microsoft Office, mobile devices, and housing systems to complete administrative tasks, update records, and support team communication.
- **Teamworking and collaboration** - Ability to work effectively with internal departments and external contractors to ensure a smooth and timely void process.
- **Customer-focused approach** - Committed to providing a supportive and informative service to outgoing tenants, ensuring clarity and professionalism throughout the move-out process.
