**Location: Midland / North England**
**Your primary responsibilities will include**:
- To develop and maintain a Hard Services Solution and profitable division for Atalian Servest Integrated Services Ltd (ASISL).
- To provide and maintain a cost and deliverable effective Reactive Works solution for building services requirements and to achieve specific contract SLA’s commitments.
- To resource division and contract labour as required, monitor performance, and ensure compliance with ASISL terms and conditions of employment.
- To manage, organise and control all contract staff, directly employed labour, subcontract labour and specialist subcontractors.
- To provide Hard Services Division performance reports, management information and financial information as directed for both the business and for client contract services / requirements.
- Validate and collate Asset details associated with the contracts to enable work plans and labour / contractor requirements.
- To populate and maintain a computer-based Maintenance Management System or CAFM programme.
- To populate and create a PPM schedule based on item 2 above and specific contract requirements.
- To create and maintain an effective contract administration team to support contract requirements. Needs and wants within contract and to dispatch and control works.
- To provide technical hard services design and provide Quotations for cost effective repairs, remediation, replacements, and new works (design and install).
- To develop contract relationships and generate confidence and growth of the Hard Services Division through such In Contract relationships with project pipelines and increasing profitable income.
- To create Life Cycle analysis based on contract asset registers and work with clients on agreeing potential future plant & equipment replacement plans.
- To attend regular business and contract meetings as key representative of the Hard Services Division.
- Taking responsibility for the cost control of projects, contracts, budgets, the maintenance, and update of records.
- To ensure delivery of activity against budget, to programme within set timescales, maintaining quality standards and contract requirements within market segments.
- Ensure a safe working ethos to support maintaining all legal compliance and safe working requirements.
- Provide clear Bespoke and Generic work Method Statements
- Provide clear Bespoke and Generic work Risk Assessments
- Provide Instruction and training in various formats including designed Tool Box talks
- Ensure Safety Information is distributed within the Hard Services Division and Inform all staff and contractors of changes and requirements to comply.
- Ensure quality and health and safety standards are always achieved, monitor by providing and carrying out and recording regular audits both internally and on clients’ sites.
- To liaise regularly with the nominated client representatives, provide all necessary information and attend regular Client agreed meetings to agree performance issues, contract needs and delivery.
- To report to the Business Director on problems of service delivery identified or perceived and suggest methods of improving services.
People Management:
- To assist the Management Team in ensuring compliance with Health & Safety and environmental health legislation and that standards set within the contracts are met. (Site audits).
- To assist with the identification of training needs and the delivery of induction and work-based training. (Monitor on the job training).
- To continually monitor and review training with the relevant team members to ensure all relevant training needs are achieved.
- To continually review and develop the staff training programme.
- Provide support and continually monitor and review the progress of the management team and Operatives to ensure achievement of key objectives.
- By PDR (personal development review techniques)
- To communicate regularly with all staff and ensure the standards are understood and achieved at all times.
Administration:
- To ensure proper control of Contract compliance requirements for:
- Planned and reactive building services work.
- Specialist Subcontract works performance and costs.
- Delivery of materials, plant and equipment in a safe and secure manner.
- To ensure the procurement of materials, plant and equipment is organised and structured so as to maintain progress in accordance with the contract needs.
- Monitor Quotation logs and conversion statistics.
- To ensure the maintenance of all contract records in relation.
- To provide timely and accurate management information reports to support all KPI measures and associated SLA’s for client contracts and the division.
- To provide a first point of contact for client customer service and support with performance escalation.
- To ensure all relevant company documentation is completed and authorised in a timely manner.
- To carry out a range of such other duties as may be required from time to time.
**Skill Requirements**:
Essential:
- Good understanding of the maintenance sector for both mechanical and electrical services.
- Excellent communication skills with the ability to communicate at all levels.
- Ability to manage, control and motivate staff and subcontractors.
- Understanding of work-based health and safety, environmental and risk assessment procedures.
