**The Role
Do you possess a degree in Construction Management, Quantity Surveying, Civil Engineering or any other related discipline? Do you have a minimum of 5 years’ experience in pre-construction management? If so, we have an exciting opportunity for you.

This is an opportunity for an ambitious, experienced Pre-Construction Manager to join a small, fast-growth team delivering exciting projects at the forefront of the UK’s net-zero energy transition. You will lead all aspects of pre-contract activities includingestimating, planning, procurement, design and governance to deliver outstanding results.

**Key Responsibilities
The key responsibilities of a Pre-Construction Managerinclude, but are not limited to:

- Creating a strategic plan transitioning from sales through to the delivery team and live projects
- Managing financials, risk management, and client relationships
- Overseeing and/or interrogating design option and value engineering solutions in line with customer requirements
- Ensuring 3ti’s standards of safety and quality are adhered to by assertively championing 3ti’s safety culture
- Mentoring and developing team members while effectively managing the overall team
- Managing the pre-construction team successfully and collaboratively
- Visiting job sites to review existing conditions ensuring all risks are accounted for
- Establishing and maintaining positive and effective relationships and communication with the client, Project Manager, project team, consultants/architect/engineers, subcontractors, adjacent community, government agencies etc.
- Reviewing all project documents, for completeness and accuracy
- Writing and ensuring successful execution of all subcontracts and purchase orders
- Managing project buying and formalising subcontractor agreements
- Preparing take-off and budgets in collaboration with the Commercial Finance Manager
- Developing the pre-construction schedule and monitoring progress
- Using project management and scheduling software consistently and accurately
- Managing commercial agreements and cost procedures during pre-construction
- Developing construction programmes with input from operations
- Planning site logistics with input from operations
- Conducting team meetings, client/designer meetings, and budget reviews
- Presenting job cost, scheduling updates, and budget updates at regular intervals
- Attending company and industry events including meetings, training, workshops, etc

**The Person
The key skills and qualities of a Pre-Construction Managerare:

- Degree in Construction Management, Quantity Surveying, Civil Engineering or any other related discipline
- A minimum of 5 years’ experience in pre-construction management
- The qualities and awareness required to work in a small company environment
- The ability and motivation to organise and prioritise work, deliver on time and exceed expectations
- Excellent people skills and an ability to get the best from colleagues, suppliers, and sub-contractors
- A keen eye for detail
- Highly IT literate including proficiency with Office 365 suite and Asta Planning
- Excellent written and spoken English language skills
- Right to live and work in the UK
- Clean UK driving licence
