**JOB TITLE**: Building Caretaker with Security Experience
**LOCATION**: Albany House (AH), 41 Judd Street, London WC1H 9QS
**LINE MANAGER**: Pinnacle Property Management (PPM) Property Manager
**WORKING HOURS**:8am to 4pm, Monday to Friday, with a daily unpaid hour for lunch.
**PROPOSED SALARY**:£27,500 per annum
**HOLIDAY ALLOWANCE**:20 days per annum, plus Bank Holidays

**PURPOSE**
To perform on
- site duties, provide Pinnacle customer care and undertake day to day responsibility for the smooth running of the AH building, under the supervision of the appointed property manager. In addition, to perform any ad hoc duties as the Managing Agent may require.
**Person Specification**
Embody PPM customer care and assist leaseholders
At all times, courteous and helpful to all residents, visitors, members of the public, staff and to contractors employed on the building.
Whilst on duty the building caretaker should maintain a tidy personal appearance, well presented and approachable.
- To be flexible and undertake duties as required by the Managing Agent and the VW RTM Board.
- Maintain a professional relationship with colleagues, customers, and clients alike, reporting to the appointed property manager for the Managing Agent any incident that may adversely affect service delivery and customer satisfaction.
- The building caretaker should refrain from smoking, swearing or shouting, being under the influence of alcohol or illegal drugs, behaving unsociably, watching TV, sleeping, congregating with others or conducting himself/herself in a manner deemed unsuitable by the Managing Agent
**Duties include but are not limited to**:
Internal and external building checks
Assist in cleaning and litter picking communal areas
Oversee the energy equipment and work alongside approved contractors
Perform regular simple required actions to conform to Health & Safety regulations
Uphold waste management and arrangement of euro bins for weekly council collections
Perform pre-agreed and management approved minor or general repairs
Oversee and tidy bin stores
To supervise all external contractors
To ensure the communal areas are kept clean and clutter free.
To walk the building and the external areas daily, removing all rubbish as required
To maintain accurate written records about each flat to include (but not be limited to) the following:
- _Location of shut-off valves/switches for water, gas, electricity._
- _Name and phone number of residents, with contact number in case of emergencies (unless residents strongly prefer not to divulge such information)_
- _Status of occupier (owner, tenants, presence of children, presence of pets, etc.) and (for tenants) date moved in, if possible._
To supervise and monitor the registered mail and deliveries, and ensure they are stored securely.
To monitor both contractors and any other estate staff to ensure the required high standards are maintained.
To perform flick tests, emergency light tests and to provide written logs.
To obtain the utility meter readings for the Managing Agent, leaseholders and interested parties when required.
To provide clear communications (summarised if appropriate) to the Managing Agent both written and verbal.
**Security**
Ensure security of the building and deal with those accessing the building without authority
- To eject anyone found on the premises who does not have authority to be in the building, and in particular any rough-sleepers or homeless individuals.
Manage the building security, unlocking and locking of all doors, entries and exits - ensuring the site is always secure but accessible.
The building caretaker will be expected to report any breaches of security or suspicious occurrences to the Managing Agent immediately.
- To monitor the presence of workmen around the building and supervise their activities o ensure minimum disturbance to residents. Daily records to be kept and report to the managing agent at intervals to be confirmed.
To be responsible for any keys that may be held in the building manager’s office. To ensure that they are correctly logged in and out in accordance with the estate procedures.
**Supervisory**
To ensure you are responsible and familiar with the reporting and logging procedures for the building.
To ensure that the CCTV system is always operating, and outages or issues are reported to the Managing Agent as soon as possible and to retrieve CCTV images or video footage if requested by the Managing Agent.
- To report any defect or health and safety concern, no matter what its nature, to the Managing Agents.
