The Maintenance Operative is responsible for undertaking maintenance activities across the site at Torr Vale Mill. This is a physical and hands on role.

Torr Vale Mill is a Grade 2* listed building, much of which has recently been renovated to include an events floor, offices and retail units and holiday accommodation. The building is a precious piece of British History which requires constant maintenance and care. With the facilities management, it is important to ensure that the building and appearance is maintained to a high standard to be enjoyed by all who visit.

The role is varied and involves outside and indoor work. Typically, hours are every weekday between 9am and 5pm, some weekend work may be required with as TOIL or as an option of overtime at the weekends.

All materials and equipment is provided. In house training will also be provided.

- Have completed a technical apprenticeship and/or have professional experience of one or more trades/building maintenance or be looking for a change of career
- 1-2 year's experience in a similar role, working in grounds maintenance, as a general labourer or similar (beneficial but not essential for the role)

**Duties of the role include but is not limited to**:

- All aspects of general property maintenance including:

- Grass cutting (using petrol driven pedestrian mowers) and strimming
- Leaf blowing and litter picking
- Shrub and flower bed maintenance and weed control
- Pressure washing
- Clearing drains
- Hedge cutting and pruning
- Sweeping, clearing paths and hard standings
- Painting and decorating
- Minor plumbing works such as washers, taps, unblocking toilets and stacks etc.
- Minor carpentry works such as hanging doors, new locks, assembling furniture etc.
- Minor electrical maintenance, such as bulb replacement, changing plugs and fuses etc.
- Ensuring that all tools and equipment are maintained in safe working order and used in accordance with manufacturer’s instructions.
- Moving materials across the site
- Maintaining a tidy work area, Self-checking areas as per required standards
- Supporting the wider property in its cleanliness, internal and external, including removal of litter and graffiti when found.
- Ensuring procedures are followed at all times
- Liaising with housekeeping, performing jobs as and when they are required.
- Carrying out initial inspections, identify hazards, defects and the need for adjustment or repair; to ensure compliance with agreed codes, law, working practices and health and safety
- Maintain accurate records/documentation associated with your work and immediately report problems that may impact on the organisation and/or its clients/the public
- Carrying out testing of equipment to comply with HSE requirements, including but not limited to fire alarms, emergency lighting and fire extinguishers.
- Conducting risk assessments for each job before works are carried out.
- Carry out tasks within agreed time limits
- Regularly inspecting utilities supplies and providing meter readings for the purposes of monitoring consumption
- Assist with ‘out of hours’ emergency call outs as required
- Responding to tenant/visitor comments and issues in a professional manner and rectifying any problems as soon as possible
- Adhere to all organisation policies and procedures

- Weekend availability

Unfortunately this job does not lend itself to working remotely, post is predominantly based on site in New Mills, Derbyshire.

**Salary**: £21,450.00 per year
