This Manchester-based Housing Association is looking for an experienced Service Charge Accountant to join them on a permanent basis. The role is offering £35.5k - £37.5k and offers 25 days holiday and an excellent pension scheme. The role is predominantlyhome-working with the occasional day in the office, which would be as and when the business required.

**THE ROLE**

Working in partnership with the Service Charge Manager, Leasehold officer, Asset Management Team and the Growth team to ensure that existing and new services are correctly costed to maximise recovery and that there is a clear understanding of the impactto customers in terms of charging.

Key responsibilities:

- Support and focus on continuous improvement of the Financial and Housing Management Systems and Processes to ensure they capture Service Charge Income & Expenditure appropriately to enable production of Service Charge accounts to our customers in an efficientway
- Assist the development of and be responsible for maintaining an Excel model to consolidate Income and Expenditure data at a block level resulting in SC statements (until a software solution is implemented)
- Provide clear and accurate reports to the Service Charge Manager to enable them to monitor performance of service charges against estimates
- Calculate the apportionment of invoices to properties to facilitate the calculation of service charges
- Initiate and lead on regular Service Charge expenditure and budget variance reviews with the Service Charge Manager, to ensure anomalies & errors are identified and corrected quickly.
- Liaise and influence colleagues and contractors regarding procuring products & services and approving service charge invoices to ensure coding is accurate, timely and in a format suitable for our systems.
- Support the Service Charge Manager by providing information to deal with S21b (late accounts) and S22 requests from customers (supporting documentation).
- Assist with Section 20 consultations (new service or large items), report any potential breaches of Section 20 or other service charge regulations.
- Work collaboratively with the Growth Team and Service Charge Manager to:

- Define service charge levels for new developments.
- Calculate Sinking Funds based on estimated replacement costs for equipment.
- Undertake leasehold accountancy reviews and audits and resolve all queries effectively and within required timescales.
- manage the cyclical service charge processes, including sinking fund reconciliations, income & expenditure.
- Work closely with the Supported Housing Team to ensure supported scheme management fees and end user charges are revised annually in line with regulatory and contractual requirements, particularly on new service level and management agreements.
- Prepare draft service charge accounts and provide service charge information to support the development of the annual Budget and Business Plan.
- Support the financial year end process and production of financial statements

**THE CANDIDATE**

You will have existing knowledge of Service Charge reconciliation and charging. You will have a naturally collaborative approach to working with multi-disciplinary teams, to be able to improve the Income and Rent and Service Charge delivery and deliver acustomer-focused service within a robust financial control's framework. You will have strong Excel skills and the ability to analyse complex data to produce reports and deliver information to a range of audiences. Strong interpersonal and communicative skillsare essential for this role.
