Damp, Timber & Mould Surveyor (Pay-Per-Survey)

Location: Greater London & Surrounding Counties

Type: Self-employed/Sub-contract (with route to full-time)

Pay: £40,000 - £65,000 pa (7–15 surveys/week)

OTE: Up to £85,000 pa

Vehicle & Survey Kit: Required (mileage, parking & congestion reimbursed)

Lucky Build is a London-based renovation and building services company delivering property refurbishment, bathrooms & kitchens, leak detection, and remedial works across residential and commercial sites. On the back of steady growth and increasing demand, we're expanding into Damp Proofing & Preservation to give clients a truly end-to-end service, from expert diagnosis to scoped remedials. A dedicated PCA-qualified surveyor is central to this: you'll provide evidence led diagnostics and clear reports that flow straight into our project team for swift, accurate remediation.

The Opportunity

  • Guaranteed workload: minimum 7 surveys/week, with scope to 15/week based on availability and performance
  • Autonomy & impact: plan your routes, conduct best practice investigations, and shape remedial scopes with our delivery teams
  • Progression: strong performance can convert to a full-time employed role with broader project leadership

What You'll Do

  • Attend pre-booked surveys across London and nearby counties
  • Carry out non-destructive damp, timber and mould investigations in residential and commercial buildings
  • Diagnose causes including rising damp, penetrating damp, condensation & mould, thermal bridging, plumbing/roof/gutter defects, ground-level/DPC bridging
  • Use industry-standard tools (e.g., Protimeter MMS-class meters, thermal imaging, hygrometers) to collect and interpret data
  • Produce clear, actionable survey reports with findings, conclusions and recommended remedials suited to UK standards
  • Liaise with clients on-site, then collaborate with our project team to translate reports into scopes and estimates
  • Provide project management input on remedial works where required (briefing, sequencing, QA signoff)

Must-have Qualifications & Experience

  • PCA qualification — one of the following (current or legacy):
  • CSTDB – Certificated Surveyor of Timber & Dampness in Buildings
  • CSDB – Certificated Surveyor of Dampness in Buildings
  • (Legacy) CSRT – Certificated Surveyor in Remedial Treatment
  • 3+ years' hands-on damp/timber diagnostics with report writing
  • Proven experience across commercial and residential properties
  • Project management capability: translating reports into scopes, overseeing remedials, communicating with stakeholders
  • Full UK driving licence, no points

Nice to Have

  • Plumbing qualifications (e.g., NVQ L2+) and leak detection experience (thermal/acoustic/tracer)
  • Ventilation assessment knowledge (e.g., PIV/MVHR basics)

Your Kit & Logistics

  • You'll use your own vehicle and equipment (moisture meter, thermal camera, hygrometer, inspection tools)
  • We reimburse mileage, parking and congestion charges

Pay & Model

  • Pay-per-survey, rates aligned to experience and report standards
  • Guaranteed 7 surveys/week, with potential up to 15/week
  • OTE up to £85,000/year based on throughput and quality
