SALIKA LTD is a professionally managed property investment and management company

specialising in the acquisition, refurbishment, and management of high-quality HMO (House in Multiple Occupation) properties. Established in October 2022, the company provides well maintained, compliant, and affordable shared housing solutions for refugees, benefit claimants, students, professionals, and local residents. The company currently manages several HMO properties in Huddersfield and oversees all aspects of property operations — from acquisition and refurbishment to tenant placement, maintenance, and compliance monitoring.

Our mission is to become a leading HMO provider across key Northern England cities, with a vision to scale our portfolio to nearly 30 HMO properties over the next five years (in We will focus our growth in Huddersfield, Bradford, Liverpool and Bolton, regions known for strong rental demand, affordable property prices, and solid tenant demographics.

About the role

SALIKA LTD is seeking to engage a Business Development Manager, a senior full-time position to be based in Bournemouth with frequent traveling to Huddersfield, Bradford, Liverpool, and Bolton.

Main purpose of the role

This role is essential to the company'soperational and strategic growth because it ensures:

· Strategic Growth Management: The manager will develop and execute business strategies that align with SALIKA LTD's expansion objectives, including entry into new markets such as Bradford, Liverpool, and Bolton.

· Revenue and Client Development: By managing key accounts, developing partnerships, and creating targeted marketing campaigns, the role will secure new contracts and

increase tenancy levels across the HMO portfolio.

· Operational Efficiency: The manager will oversee business development processes, analyse performance metrics, and provide insights to senior management to optimise operations and resource allocation.

· Market Insight and Competitive Advantage: Keeping up to date with property market

trends, competitor activities, and regulatory requirements ensures that SALIKA LTD maintains a strong, competitive position in the sector.

Key tasks

The person appointed will be expected to:

· Liaise with senior management to determine the range of services offered by SALIKA LTD and contribute to the development of business strategies and setting of growth targets.

· Discuss local councils and charities' and other partners' requirements, carry out surveys, and analyse feedback to improve service offerings and overall tenant experience.

· Compile and analyse performance data, sales figures, and market trends; prepare proposals for marketing campaigns, promotional activities, and strategic

initiatives.

· Manage customer accounts, ensuring long-term satisfaction and strong business

relationships with landlords, tenants, and partners.

· Identify and seek new business locations and potential clients, which may involve visiting new cities, calling, networking, and attending property trainings and education fairs.

· Recruit, train, and mentor junior business development staff to support team growth and operational efficiency.

· Produce reports and recommendations for senior management concerning business

development, marketing, and sales strategies.

· Keep up to date with market developments, competitor activities, and industry trends

to maintain a competitive edge.

Person Specification

To successfully fulfil the responsibilities outlined above, the ideal Business Development Manager should possess the following skills and qualifications:

· In-depth knowledge of the property and real estate market in the UK is essential

· Experience in the UK HMO or other housing sector with comprehensive knowledge of relevant statutes and local councils and charities that support refugees and benefit claimers is essential.

· Exceptional communication and interpersonal skills

· High negotiation skills to close deals and manage customer interactions effectively,

and problem-solving abilities

· Minimum of 3 years' experience in residential property letting and management in the

UK.

· At least 3 years in conducting marketing and other relevant research experiences

· Excellent management and organisational skills

· Bachelor's or Master's degree in Real Estate and Planning or Business Administration, or a related field

· Proficiency in Microsoft Office with a proven record of advanced Excel based reporting and forecasting.

· Ability to work collaboratively as part of a team

· Capacity to work independently with minimal supervision

· Able to work and travel across the UK.
