I am working in partnership with a highly respected and well-established residential property developer headquartered in Rugby, Warwickshire. Known for their commitment to quality, design, and delivery, this developer has a strong reputation for building high-specification homes across the Midlands and surrounding areas. They offer a unique blend of large-scale PLC professionalism combined with the flexibility and personal approach of a privately-owned business.

As part of their continued growth, they are now looking to strengthen their commercial function with the appointment of either an Assistant Buyer or a Buyer. The Role

As an Assistant Buyer / Buyer, you will report directly to the Chief Buyer and play an essential role in ensuring the smooth and cost-effective procurement of materials and subcontractor services across multiple residential development sites. This is a varied and hands-on position that requires a commercially astute individual who can confidently manage supplier relationships, track project requirements, and contribute to the successful delivery of procurement schedules.

Based out of the Rugby head office, you will also be expected to visit construction sites periodically, engaging directly with Site Managers and Project Teams to ensure materials are delivered on time and in line with project needs. The role calls for someone who can work both independently and collaboratively, providing support to the wider commercial and construction teams.

Key elements of the position will involve the use of COINS software, so familiarity with this or a comparable construction-specific procurement system will be a strong advantage. The successful candidate will need to demonstrate a good working knowledge of building materials, contractor management, and supplier sourcing.

Key Responsibilities
Source and procure materials, goods, and subcontractor services in line with project requirements and procurement schedules.Build strong relationships with key suppliers and contractors to ensure cost-effectiveness and reliability.Use COINS software to manage procurement operations, cost tracking, and supplier databases.Support the delivery of build programmes by working closely with construction teams to meet material demands.Handle pricing negotiations, issue purchase orders, and ensure timely delivery to site.Conduct supplier reviews and maintain accurate procurement records.Regularly liaise with Site Managers and the Commercial team to monitor project needs and address supply chain issues.Candidate Requirements
A minimum of 2 years' experience in a similar role within the residential housebuilding sector.Prior employment with a recognised PLC housebuilder or large-scale residential developer is highly desirable.Proficiency in COINS construction software (or similar procurement tools) is preferred.Excellent knowledge of construction materials, subcontractor markets, and supplier networks.Strong communication and negotiation skills with a proactive, solution-driven mindset.Confident in attending site visits and communicating directly with operational teams.Organised and capable of working independently to support multiple ongoing projects.
