Caretaker - General Maintenance Student Accommodation We are looking for a full‑time permanent caretaker to join our student accommodation team. The role works four days on, four days off on a rotating shift between 8pm and 8am, with a total of 42 hours per week and a salary of £28,610.40. About the Role The caretaker will be the first point of contact for residents during late‑night hours, providing a range of services from on‑site events, late‑night room viewings, rent collection, and liaison with overseas agents. You will support residents with maintenance requests, parcel collection, guidance, and friendly conversations. Every interaction is important to ensure a high‑quality student experience. Key Responsibilities Deliver excellent customer service throughout the night shift, responding promptly and politely to all enquiries. Be an expert on the accommodation property, presenting it accurately to prospective residents. Drive occupancy, manage debts, and provide support to residents regarding payments. Assist assistant managers with stock ordering and support property maintenance tasks. Collect payments, maintaining high detail and operating within policy and procedures. Conduct room inspections to ensure residents keep their rooms and report any issues. Organise social events, marketing, set‑up, and takedown for residents. Welcome new residents with polished viewings and maintain a welcoming brand. Gather resident feedback and translate it into new ideas and services. Create a safe environment for residents to raise concerns. Handle routine maintenance issues – light bulbs, switches, etc. Collaborate closely with the wider team to improve resident experience. Support ad‑hoc tasks and maintain completion of everyday duties. Skills & Qualifications Excellent people skills and ability to handle high‑volume interactions. Strong communication and organisational abilities. Experience with property management or customer service in a student environment is an advantage. Knowledge of safety procedures for dealing with mental health or self‑harm incidents, and ability to set boundaries. Ability and willingness to work isolated nights and manage wellbeing.
