You will be given the autonomy and opportunities to take on greater responsibilities and build enhanced client relationships and negotiation capabilities across a diverse UK and potential EU portfolio, all within a flat corporate structure that allows for visibility and access with senior management; with dynamic opportunities for career growth as the company expands.**Position Overview:**Reporting to a Senior Asset Manager, the Asset Manager’s role will be to drive income and maximise portfolio occupancy and rent recapture performance while achieving the best economic outcome for the company. This position will predominantly assess, review, analyse, present, negotiate and transact lease renewals, rent reviews, regears, and new lettings in accordance with portfolio goals and objectives. The Asset Manager will have to be highly collaborative as their role will have multiple touch-points daily, with departments across Realty Income and with many external clients, advisors, and stakeholders. Also given the early growth stage of the UK platform the Asset Manager will have to be versatile/agile with a strong “can do” attitude as they may be asked to carry out duties beyond their role listed here. **Key Responsibilities:*** Compile Annual Business Plans for our multi-let assets.* Carry out lease renewals, rent reviews, lease regears, and new lettings (including internal analysis and presentations, negotiating with clients, and working with Legal to transact deals) and keep the Head of Asset Management UK apprised of such activities.* Manage monthly leasing meetings with leasing agents, planners, project managers, and property managers.* Identify additional opportunities to drive income at our sites.* Oversee (inc. managing planners, development/project managers, highways consultants, etc.) developments at our existing sites such as amalgamation works, existing tenant upsize & downsize projects, extensions, new units, Drive-thru units.* Meet regularly with local stakeholders of our assets and foster strong relationships.* Provide support to Value-Add Investment transactions (for new purchases) where detailed business plans are required.* Assist the Head of Asset Management UK with major portfolio discussions/deals – including analysis and presentations.* Assist the Head of Asset Management UK with ESG Initiatives across the portfolio – including EV car charging, solar projects, SMART initiatives, and local community initiatives.* Visits and meetings with retail clients to develop and enhance relationships.* Validate and reconcile metrics for quarterly reporting requirements.* Delegate tasks to analysts relating to research, review, analysis, evaluation, and preparation for negotiations and presentations.* Review analysts’ work product and prepared materials (research, analysis, maps packages, transaction memos, Client information, etc.)* Manage analysts and provide clear direction.* Identify adjacent ownership's that can be acquired that will enhance the returns of our existing assets and liaise with the Investment Team.**Candidate Requirements****Knowledge, Skills, and Abilities****Must have for the role:*** Suitable commercial real estate asset management experience (ideally managing retail assets) OR experience managing retail commercial leases (including renewals etc..).* Thorough knowledge of commercial real estate principles; couple with strong technical analysis and IT skill sets including intermediate to advanced excel.* Strong negotiating skills with the ability to impart salesmanship, be persuasive, and overcome objections.* Excellent verbal and written communication skills; including the ability to present proposals, negotiate transactions and convey complex ideas, concepts, and recommendations to senior management.* Ability to multi-task in a fast-paced business environment and prioritise competing job demands.* Ability to manage disagreements and point-of-view differences with Clients, Client-hired lease advisors, Buyers, and other third-party requestors.* Capability to manage people and resources effectively.* Strong critical-thinking abilities and innovative approach to the role.* Aptitude and ability to make effective decisions and present recommendations.* Establish, maintain and grow cooperative working relationships both internally and externally.* Ability for occasional business travel required.**Desirable but not essential:*** MRICS qualified* Proficiency in Microsoft Outlook, Power BI, Word and Salesforce* Undergraduate degree: B.S. or B.A. in a related field (or equivalent work experience)**Our Mission & Values**For more than 50 years, Realty Income has been guided by our mission to invest in people and places to deliver dependable monthly dividends that increase over time.
