Land and Property Valuer What does a land and property valuer do? As a land and property valuer you would advise clients on the value of their land, buildings or commercial property. You could work for an estate agent, a local authority, helping to set council tax rates. Responsibilities Estimating the market value of land, buildings, and commercial real‑estate properties Helping clients maximise profits from the sale or rent of their property Conducting research into clients’ assets Writing detailed reports Organising auctions, marketing properties to potential bidders and managing sales Carrying out business and insurance valuations Completing compensation assessments Offering investment appraisals and advice Resolving disputes around land and property sales Keeping up to date with the property market How to Become a Land and Property Valuer University Complete an undergraduate degree relevant to surveying or a specialised higher qualification approved by the Royal Institution of Chartered Surveyors. Alternatively, undertake a distance‑learning course with the University College of Estate Management. If you already hold a non‑accredited undergraduate degree in law, economics, maths or a related subject, complete an accredited postgraduate qualification in surveying. College/Training Provider Finish a college course offering an introduction to surveying, such as a Level 3 Diploma in Construction and the Built Environment or a T Level in Construction Design, Surveying and Planning. Alternatively, pursue a professional qualification through the Council for Licensed Conveyancers (CLC), e.g. Level 4 or Level 6 Diploma in Conveyancing Law and Practice. Apprenticeship Complete a chartered surveyor degree apprenticeship, which provides on‑the‑job experience and training at a college or training provider. Apprenticeships are open to anyone over the age of 16 and require a minimum of 30 hours a week. Work Experience Previous experience with an estate agent or land agent, or qualifications enabling you to work as a surveying technician, can be advanced through further on‑the‑job qualifications. Gaining work experience early, such as at school or through part‑time roles, enhances employability. Skills Knowledge of building and construction Excellent communication skills Good maths and analytical thinking skills Attention to detail Qualifications College course offering an introduction to surveying (e.g. Level 3 Diploma in Construction and the Built Environment or T Level in Construction Design, Surveying and Planning) Chartered surveyor degree apprenticeship Undergraduate degree relevant to surveying such as: Property development and valuation Real estate management Building or quantity surveying Commercial management Salary Newly trained land and property valuers can start at £33,000. With experience, land and property valuers can earn up to £53,000. Salaries vary by location, employer, level of responsibility, overtime and recognition of training routes.
