Moving towards the rear of the venue it opens up into the Courtyard area which is a real suntrap, but can also be used all year round with its covered area and external DJ booth.
Wind Street is a bustling street at any time of day, whether that's with daytime shoppers, late night drinkers or its vast student population.
This pub is a city centre venue attracting locals and tourists to the area.
There is a large student population and a lively circuit on Wind Street.
A stones throw from Swansea Arena so you can utilise this for a larger customer base when concerts are on.
The surrounding area is one  of the busiest social attractions in Swansea so there is massive opportunity to grow sales through well thought out and promoted events.
There is lots of new housing being built along with private student accommodation in the surrounds so this can be taken advantage of too.
This venue is pretty much a blank canvas for an experienced entrepreneurial retailer to move it to the next level.
It does have a kitchen which can be utilised to add your own menu, however the real driver is the large student population within Swansea.
We are looking for an entrepreneurial retailer who can think outside the box and offer something to customers that no one else can and has a flair for social media.
Late night experience would be beneficial.
The pub is currently turning over circa £2000 per week on a wet only basis but it should be delivering in excess of £10,000 per week.
The potential to increase sales here is massive
