Job Summary:
We are seeking a highly skilled and customer-focused Accommodation and Housing Officer to join our team. As a key member of our housing management team, you will be responsible for providing a high-quality tenancy/leasehold, neighbourhood management service to our residents.
Key Responsibilities:
- Manage a patch of tenancies, leases, and licences, ensuring all agreements are adhered to and taking action to address breaches where appropriate.
- Maintain up-to-date knowledge of relevant housing and leasehold legislation and case law, applying this knowledge to develop effective solutions.
- Identify fire safety issues and provide advice and reports to relevant departments to ensure risk reduction and compliance with guidelines and best practice.
- Plan, coordinate, and undertake tenancy audits to build business intelligence and improve our understanding of the people and properties we manage.
- Work with the voids team to deliver an effective voids/re-letting process, minimising void rent loss and meeting performance targets.
- Carry out sign-up interviews, ensuring tenants have all necessary information to understand their rights and obligations under the tenancy agreement.
- Make the best use of our housing stock by identifying and supporting residents to be in the right home, applying moving on policies and products.
- Provide good quality housing advice to residents, signposting them to partner agencies to increase access to services and improve satisfaction.
- Lead on investigations into illegal occupancy, sub-letting, and squatting, repossessing properties speedily and minimising loss of income.
- Manage tenancy change applications, applying relevant policy, procedures, and legislation to ensure applications are processed promptly and in accordance with housing law and policy.
- Take a lead on ASB management, ensuring a victim-centred response, resolving cases quickly through partnership working and the effective use of relevant tools and powers.
- Deliver a victim-centred approach towards victims of domestic violence, responding quickly and sensitively to reports, supporting victims, and taking tenancy action where appropriate.
- Have delegated responsibility for serving Notice of Seeking Possession and Notice to Quit in cases of tenancy breach or non-occupation.
- Initiate, convene, and chair professional meetings, multi-agency meetings, and case conferences to manage and resolve complex housing cases.
- Identify safeguarding issues, making appropriate referrals and convening safeguarding meetings where required.
- Establish strong relationships with tenant and resident association representatives, acting as a key source of advice and support.
- Develop and maintain effective relationships with relevant stakeholders, including health services, third sector, voluntary groups, police, contractors, internal and external customers, colleagues, and community organisations.
- Respond to emergency situations on our estates, providing on-site support and reassurance to residents, identifying vulnerable customers, and being a visible presence.
- Investigate, resolve, and respond to enquiries and complaints from residents, members, and MPs within agreed timescales, identifying and implementing improvements to the service.
- Deputise for the housing manager and supervise the work of housing support officers.
