About the Role

GIC Private Limited is seeking a highly skilled Associate to join its Real Estate Capital Markets team in London. As a key member of the team, you will be responsible for assisting with the evaluation of optimal financing structures and hedging strategies for projects, as well as negotiating financing term sheets and credit agreements with lenders.

Key Responsibilities
  • Evaluate and recommend optimal financing structures and hedging strategies for projects in collaboration with the Investment team
  • Negotiate financing term sheets and credit agreements with lenders, working closely with external counsel
  • Maintain strong relationships with GIC's existing panel of lenders and develop new relationships with potential lenders
  • Stay up-to-date on the financing landscape in assigned markets and sectors, providing insights to the team
  • Coordinate transaction execution workstreams and internal financing approval processes with other stakeholders
  • Monitor loan covenants and contribute to leverage reviews on loans taken for the portfolio
  • Prepare internal and external presentations as required
  • Coordinate internal and external reporting
Requirements
  • A good university degree in finance, accounting, or a related field
  • 2-3 years of relevant experience in real estate debt financing, syndication, debt capital markets, or structured finance banking
  • Strong understanding of financial structures and ability to communicate complex ideas simply
  • Excellent financial modeling skills and attention to detail
  • Ability to work under pressure, manage multiple high-priority projects, and adapt to changing priorities
  • Excellent presentation and communication skills, both written and oral
  • Results-oriented and comfortable working in a fast-paced environment
  • Advanced proficiency in Microsoft Office, including PowerPoint and Excel, with Bloomberg skills a plus
  • Fluency in a European language a plus
