About the Role

GIC Private Limited is seeking a highly skilled Associate to join its Real Estate Capital Markets team in London. As a key member of the team, you will play a crucial role in arranging and managing external debt financing globally, working closely with Joint Venture partners and internal stakeholders.

Responsibilities
  • Evaluate optimal financing structures and hedging strategies for projects in collaboration with the Investment team.
  • Negotiate financing term sheets and credit agreements with lenders, assisted by external counsel.
  • Maintain strong relationships with GIC's existing panel of lenders and develop new relationships with lenders.
  • Stay up-to-date on the financing landscape in assigned markets and sectors.
  • Coordinate transaction execution workstreams and internal financing approval processes.
  • Monitor loan covenants and contribute to leverage reviews on loans taken for the portfolio.
  • Prepare internal and external presentations as required.
  • Coordinate internal and external reporting.
Requirements
  • A good university degree in finance, accounting, or banking.
  • 2-3 years of relevant experience in real estate debt financing, syndication, debt capital markets, or structured finance banking.
  • Strong understanding of financial structures and ability to communicate complex ideas simply.
  • Excellent financial modeling skills and attention to detail.
  • Ability to work under pressure, manage multiple high-priority projects, and adapt to changing priorities.
  • Excellent presentation and communication skills, both written and oral.
  • Results-oriented and comfortable working in a fast-paced environment.
  • Advanced proficiency in Microsoft Office, including PowerPoint and Excel, with Bloomberg skills a plus.
  • Fluency in a European language is desirable.
