Job Purpose

To oversee the efficient and safe operation of building maintenance teams, ensuring alignment with health and safety policies. Collaborate with responsive repairs surveyors to deliver an effective repairs service.

Key Responsibilities
  1. Coordinate and supervise building maintenance operatives to optimize resource utilization and advise repairs managers on resource requirements.
  2. Ensure all work is completed within priority periods and to a high standard.
  3. Pre-inspect work to identify content, duration, and materials required, and liaise with surveyors to clarify before works commence, reducing failure to complete.
  4. Produce detailed schedules of works and specify job requirements to enable in-house workforce to carry out tasks.
  5. Pre-order non-stock materials and stock materials for larger or more complicated works for collection or delivery to site when required.
  6. Monitor the delivery of repairs in line with agreed policies and performance standards.
  7. Collaborate with planners to ensure works are correctly appointed with adequate time allocation.
  8. Carry out site compliance inspections to ensure ladders, portable appliances, fire extinguishers, first aid kits, and personal protective equipment are within their inspection dates. Check that daily van checks have been carried out.
  9. Work with building surveyors to diagnose building repair solutions for corporate assets.
  10. Carry out post-inspections of selected completed works to ensure materials, time, and plant have been correctly claimed and investigate complaints of poor workmanship.
  11. Organize and control contractors engaged by the building maintenance department.
  12. Collaborate with repairs coordinators in reporting to area managers the post-inspection and health and safety inspection results.
  13. Assist repairs business support with any completed work queries.
  14. Respond to correspondence regarding repairs and maintenance complaints and inquiries about service delivery relating to the Council's housing stock from:
  • Tenants and leaseholders
  • Tenants representatives
  • Members of Parliament
  • Members of the Council

Attend Council tenancy and public meetings, including assisting in preparing necessary reports, giving verbal advice and recommendations with respect to technical policy matters. Provide evidence to the Police and Judiciary in respect of relevant issues. Monitor and manage the availability of appointment slots and the effective delivery of the out-of-hours service.
