A rare opportunity has arisen to join one of the UK's leading property consultancies, Nexus ERP, who provide services to both the private and public sector. We are currently seeking a skilled Block Manager to be the direct interface with the Client/Freeholder and Leaseholders within their portfolio.

Main Responsibilities:
  • Property Inspections and Maintenance: Conduct thorough inspections and generate reports to ensure the upkeep of residential and mixed-use buildings and estates.
  • Finance: Manage budgets and client accounts with precision and attention to detail.
  • Insurance: Oversee building, directors, and officers insurance to safeguard the interests of all parties involved.
  • Meetings: Facilitate EGMs, AGMs, directors, and residents meetings to ensure effective communication and decision-making.
  • Correspondence and Administration: Handle correspondence and administrative tasks with a high level of professionalism.
  • Breaches of the Lease: Identify and address any breaches of the lease to maintain a positive relationship with clients and leaseholders.
  • Contractors: Manage contractors and ensure that all work is carried out to a high standard.
  • Property Sales (Assignment of the Lease): Facilitate the sale of properties and ensure a smooth transfer of the lease.
  • Complaints: Address any complaints in a timely and professional manner.
Requirements:
  • Previous Experience: A proven track record of working as a Block Manager is essential.
  • Technical Knowledge: Technical property management knowledge is desirable, with ARLA or RICS qualifications being a plus.
  • Problem-Solving Skills: A high level of problem-solving skills, with attention to detail, is required.
  • Leadership Skills: Self-motivated team leaders with excellent communication skills are highly sought after.
  • Legislative Knowledge: A thorough understanding of lettings property management legislation is essential.
  • Driving License: A full UK driving license and use of a personal vehicle are required.
