Job Title: Property Inspections Manager
Location: Reporting to our London office, this role is regionally based and covers the South East, including London, East Anglia, Home Counties, and M25, M1, M4, M23 corridors.
Key Responsibilities:
- Provide a proactive and strategic inspection service to our clients.
- Carry out building inspections on behalf of clients and produce detailed inspection reports, identifying tenant compliance and wants of repair.
- Build relationships with tenants to better understand their business needs and risks.
- Ensure compliance with Health and Safety and statutory legislation for both tenanted and Workman managed properties.
General Responsibilities:
- Inspect all single let properties and tenanted areas of multi-let properties to identify tenant compliance with lease, repair, health and safety, and other lease requirements.
- Inspect common parts of multi-let properties to identify wants of repair and compliance with health and safety requirements.
- Manage own diary and complete all property inspections within predetermined timescales.
- Plan and organise inspections into geographically efficient areas, ensuring effective and economical processes.
- Make contact with tenants to arrange suitable inspection times and dates, ensuring required notice is given.
- Prepare inspection reports, detailing findings to company standards, and upload to appropriate inspection databases or health and safety systems within set deadlines.
- Manage and update central inspection schedules with inspection dates, contact details, and changes of tenants, maintaining accurate and up-to-date records.
- Liaise with property and building managers regarding inspection findings and agree follow-up actions, writing to tenants with required actions.
- Inform property and building managers of any serious or immediate repairs/defects to properties inspected, updating them on any changes in tenant.
Qualification Requirements:
- Full UK driving license
- NEBOSH General Certificate (desirable)
- NEBOSH Fire Certificate (desirable)
Key Skill Requirements:
- Excellent written and verbal communication skills
- Strong organisational and time management skills
- Experience of the property industry
- Knowledge of property construction and ability to identify repair
- Strong IT skills, especially Excel
