About the Role

We are seeking a highly motivated and experienced Lease Advisory Surveyor to join our team at Alder King Property Consultants. As a key member of our Exeter office, you will play a crucial role in providing expert advice to clients on lease negotiations, rent reviews, and lease renewals.

Key Responsibilities
  • Negotiate rent reviews, lease renewals, and lease regears with clients and landlords
  • Support the team in business development objectives and revenue growth
  • Work closely with clients to ensure high-quality advice and consistent results
  • Integrate with the wider Alder King network and other business lines
  • Read and summarise leases, inspect and measure premises, and collate comparable evidence
  • Prepare lease renewal and rent review pre-negotiation reports, negotiate with landlords and their agents, and prepare settlement reports for clients
  • Prepare Heads of Terms, instruct solicitors through the legal process, and prepare reports for third-party referral
  • Assist senior colleagues on instructions and assist in the preparation of pitches for business development
Requirements
  • Hold RICS qualification with 5+ years relevant experience
  • Highly motivated commercial approach, with ability to work as part of a team and be a self-starter
  • Strong research, analytical, and reporting skills
  • Resilience to work under pressure, excellent prioritisation, time management, negotiation, and organisation skills, and attention to detail
  • Excellent communication and interpersonal skills, with ability to deliver information clearly and succinctly
  • Proactive and receptive to change, with a positive 'can do' attitude and high level of professionalism
  • Fluent with Microsoft packages and relevant IT packages
  • Clean driving licence
Working Arrangements
