Key Responsibilities:
- Deliver Local Housing and Tenancy Management: Ensure a high-quality customer service experience for tenants, addressing their needs and concerns in a timely and effective manner.
- Conduct Regular Inspections: Perform thorough building and health and safety inspections, identifying and reporting necessary repairs, monitoring fire safety, and ensuring the full functionality of services and alarm systems.
- Ensure Health and Safety Compliance: Conduct regular health and safety inspections, ensuring that all schemes meet the organization's health and safety obligations, and that customers have a Personal Emergency Evacuation Plan (PEEP) in place if necessary.
- Enhance Scheme Attractiveness: Ensure that all schemes are welcoming and attractive for supported and retirement customers, promoting a positive living environment.
- Proactive Rent Management: Effectively manage local rent collection, escalating arrears issues, and maintaining accurate records.
- Letting and Void Management: Manage the letting of properties within the organization's policies, supporting the voids process with asset and repairs colleagues.
- Tenancy Sign-ups and Support: Manage tenancy sign-ups for new tenants, clearly communicating tenancy and rent conditions, and providing support to help them settle in.
- Anti-Social Behaviour Management: Proactively manage anti-social behaviour, ensuring relevant risk assessments and action plans are completed, and maintaining accurate records.
