**Senior Block Manager Position at Addition+**

We are seeking an experienced and skilled Senior Block Manager to join our team at Addition+. This is a fantastic opportunity for a seasoned professional to take on new challenges and responsibilities in residential property management.

**Salary:** The salary for this role is up to £45,000 per annum, depending on experience.

**Job Description:

As a Senior Block Manager at Addition+, you will be responsible for overseeing the day-to-day management of residential blocks. Your primary focus will be on ensuring that properties are maintained to the highest standards while providing excellent customer service to residents and stakeholders.

**Key Responsibilities:

  • Manage a portfolio of residential blocks, ensuring compliance with all health, safety, and legal requirements.
  • Oversee property maintenance and repair works, addressing issues promptly and efficiently.
  • Organise and manage service contracts, including cleaning, gardening, and other essential services.
  • Coordinate with contractors and suppliers to deliver high-quality work on time and within budget.
  • Prepare and manage service charge budgets, maintaining accurate records of expenditures.
  • Conduct regular property inspections to identify and address maintenance issues or non-compliance.
  • Handle resident inquiries, complaints, and requests in a timely and professional manner.
  • Ensure property insurance, certifications, and compliance checks are up to date.
  • Organise and attend residents' meetings, providing clear updates on property management issues.
  • Liaise with freeholders, leaseholders, and other stakeholders for smooth property operations.
  • Stay informed about legislation affecting property management, ensuring full compliance with relevant regulations.

**Requirements:

To succeed in this role, you will need:

  • Certification in Block Management (e.g., TPI, IRPM, or ARMA accreditation).
  • Proven experience in managing residential properties or blocks.
  • A strong understanding of property management legislation, including health and safety, and leasehold regulations.
  • Excellent communication, interpersonal, and customer service skills.
  • Strong organisational and time management skills with the ability to prioritise tasks.
  • Proficiency in property management software and general IT skills.
  • The ability to work independently as well as part of a team.
  • A full driving license (preferred but not essential).
