Job Title: Site Manager

Reports to: School Business Manager/Head Teacher

Job Purpose: The Site Manager is responsible for the overall management and maintenance of the school premises, ensuring a safe and healthy environment for students, staff, and visitors. This includes site compliance, monitoring of contractors, routine maintenance, and refurbishment.

Key Responsibilities:

  • Ensure site compliance with all relevant regulations and standards.
  • Monitor and manage contractors, ensuring they adhere to health and safety protocols.
  • Perform routine maintenance and repairs, including minor repairs and porterage duties.
  • Oversee the upkeep and maintenance of the water mobility pool, including chemical management.
  • Conduct regular checks and inspections of the premises, equipment, and grounds, maintaining accurate records.
  • Liaise with the grounds maintenance contractor to ensure the school grounds are maintained to a high standard.
  • Take responsibility for own continuing professional development and training.
  • Monitor and support regular, periodic deep cleaning of designated areas of the school.
  • Ensure all tools, cleaning equipment, and cleaning products are stored correctly and are not accessible by pupils.
  • Provide a general porterage and furniture/equipment/materials moving service as required.
  • Ensure halls and other meeting rooms are set out as required for meetings, assemblies, and other events, and cleared away afterwards.
  • Set and monitor the school building management system, including heating, lighting, and hot water systems.
  • Oversee and manage mini buses, including arrangements for repairs, maintenance, and statutory checks.
  • Ensure all working practices comply with current health and safety legislation, policies, and procedures.
  • Carry out health and safety monitoring within the school, actioning deficiencies where possible/appropriate and reporting any remaining deficiencies to the appropriate school staff.
  • Conduct regular, formal health and safety inspections and risk assessments, in conjunction with the School Leadership Team/Governance sub-committee members.
  • Facilitate PAT testing and maintain an accurate register of portable electrical appliances.
  • Ensure fire call points, fire alarms, and emergency lighting are tested and results recorded in accordance with standards and frequencies set by the school.
  • Maintain the general physical security of the estate, including regular and ad-hoc security patrols, and checking of all perimeter fences.
  • Be aware of all out-of-hours activities at the school and the availability of equipment as necessary for the smooth operation of school functions, outside lettings, and contractor activities.
  • Maintain a record/log of all inspections and checks carried out.
  • Place orders, via the school office, for items relating to cleaning housekeeping, ensuring stock levels are maintained.
  • Ensure mechanical equipment, access equipment, and ladders are properly inspected prior to each use.
  • Ensure power tools are inspected before use and are PAT tested as required.

Requirements:

  • Holds a recognised qualification associated with premises management or is prepared to train towards this.
  • Recent training in health and safety related to a premises management role or is prepared to train towards this.
  • GCSE or equivalent level of study in English and Maths.
  • Practical handyperson skills necessary to undertake general building maintenance, minor repairs, and porterage duties.
  • Experience of working in a site management role or similar.
  • Staff supervisory and/or management experience.
  • The ability to understand and apply regulations such as health and safety, manual handling, Control of Substances Hazardous to Health (CoSHH), Legionella, asbestos, etc.
  • Competent at basic/general building repairs and maintenance.
  • Good communication and computer skills.
  • Ability to prioritise and manage workflow while maintaining a flexible approach to respond to urgent requests.
  • Ability to adhere to the school's policies and procedures, most importantly the equal opportunities policy, child protection policy, and all health and safety-related policies.

Working Conditions:

  • Occasionally requires some outdoor work in adverse weather conditions, including the provision of safe access to school buildings when snow or ice problems occur.
  • Cleaning and maintenance duties may involve dealing with blocked drains and blocked toilets, including clearance of bodily fluids/waste matter.
