Job Summary:
The Asset Manager will be responsible for overseeing the performance of property management firms and acting as the main point of contact for urgent and critical matters. This role requires a highly organised, discreet, and proactive individual with extensive experience in property management, administration, and project management. The ideal candidate will ensure that properties are well-maintained, legally compliant, and financially sound, while also looking for growth opportunities within the portfolio.
- Property Management Oversight
- Monitor and assess the performance of property management firms, ensuring that they meet agreed standards and KPIs.
- Ensure compliance with all legal, financial, and insurance obligations related to the properties.
- Act as the primary point of contact for urgent property-related issues.
- Liaise with the in-house accountant and provide regular financial and operational updates to the owner.
- Identify and assess potential opportunities for portfolio expansion and property acquisitions.
- Manage and negotiate contracts with vendors, service providers, and contractors.
- Coordinate and manage property renovation or repair projects from start to finish.
- Liaise with architects, builders, and other professionals to ensure projects are completed on time, within budget, and to the required standard.
- Oversee the budgeting and scheduling of all maintenance and improvement projects.
- Maintain and organise digital records and databases related to property management, financials, and other relevant areas.
- Use technology and property management software to streamline processes and enhance efficiency.
- Implement and manage systems to track property performance and asset lifecycle.
- Provide regular updates on property operations, financials, and potential opportunities or issues.
Qualifications:
- Proven experience in property management, ideally with a background working with high-net-worth individuals or portfolios.
- Strong knowledge of the UK property market and associated legal frameworks.
- Excellent organisational skills and the ability to manage multiple projects simultaneously.
- Proficient in property management software, financial management tools, and other relevant technology.
