Regional Property Expert

As a Regional Property Expert, you will play a crucial role in ensuring our property portfolio remains fit for purpose. Your primary responsibility will be to carry out regular property inspections to guarantee the quality of our properties. Additionally, you will oversee new projects, ensuring they are completed on time and within budget. You will also be responsible for minimizing occupation costs, making sure retail shops and other locations comply with company, operational, and legal requirements.
This position involves arranging reactive and planned maintenance works across a diverse estate. You will manage property maintenance budgets while maintaining a safe working environment. Furthermore, you will assist in preparing the annual property and facilities budget. Inspecting and diagnosing building defects is also an essential aspect of this role.
Your responsibilities will include managing projects, preparing drawings and specifications, obtaining Statutory Approvals, and placing orders for works completion. You will ensure all property information and records are accurately maintained. Managing contractors and supplier contracts by holding regular reviews and ensuring benchmarking/tendering as appropriate is also part of your duties. Undertaking contractor audits and keeping suitable records is necessary. Additionally, you will support the Building Services Manager in implementing, developing, and utilizing a new CAFM system as required.
You will conduct condition and measured surveys, perform pre-acquisition inspections, and prepare reports. As a key point of contact for operational colleagues, you will deal with emergencies across the portfolio on a rota basis.
- A strong background in building surveying and project management is required.
- The ability to use AutoCAD, good IT skills, and knowledge of charity retail or a related sector are advantageous.
- Familiarity with Construction Design & Management Regulations, current Building Regulations, Planning Law, Health & Safety, and Regulatory Compliance relating to Property and Facilities is ideal.
- Experience in a similar multi-site/multiple project environment and strong self-motivation ability are beneficial.
