Job Title: Asset and Commercial Manager

Job Summary:

Vox Network Consultants is seeking a highly skilled Asset and Commercial Manager to join our team. As a key member of our property management team, you will be responsible for managing a diverse commercial property portfolio, undertaking a range of associated professional work, and ensuring the effective management of our assets.

Key Responsibilities:

  1. Manage and coordinate the inspection, valuation, letting, and rent review processes for our commercial properties.
  2. Undertake or act as informed client on lease renewals, instructing solicitors as necessary, and overseeing dispute resolution and court application processes.
  3. Market and let vacant units, assessing the suitability of prospective tenants, and negotiating terms.
  4. Work closely with the Income and Debt Officer to minimize rent arrears and ensure accurate rent accounts and records.
  5. Collaborate with Estates Technicians to ensure effective management of void properties, adhering to Health & Safety, Security, and Insurance requirements.
  6. Work with Technical Services and external contractors to maintain commercial properties, ordering routine repairs and maintenance, and acting as client for planned capital and maintenance works.
  7. Manage multi-let assets and/or procure and oversee external managing agents for multi-let properties.
  8. Deal with a wide range of landlord and tenant issues, including applications for licence to assign, sublet, deeds of variation, and change of use.
  9. Assist at Council and other public meetings as required.
  10. Resolve complex disputes, including those that go to court.

Requirements:

  1. Nationally recognized relevant degree or equivalent.
  2. Member of the RICS on Valuation or Commercial Property pathways, or currently working towards qualification.
  3. Undertake valuations in line with the RICS Valuation Global Standards.
  4. Experience working in large public organizations.
  5. Ability to manage complex and contentious matters, implementing imaginative solutions.
  6. Preparation and effective control of budgets.
  7. Preparation and presentation of reports to senior management and Elected Members.
  8. Track record of negotiating and working well with professional consultants and external contractors.
