Senior Surveyor - Property Management

A leading commercial asset and property management company based in London seeks a highly skilled Senior Surveyor to join their Property Management Team. The ideal candidate will have a proven track record in commercial property management, with a focus on retail and shopping centres.

Key Responsibilities:
  • Manage a national portfolio of commercial properties, ensuring optimal performance and profitability.
  • Oversee health and safety protocols, ensuring a safe working environment for tenants and staff.
  • Develop and implement effective financial management strategies for service charges and budgeting on multi-let properties.
  • Collaborate with Property Accounts to ensure accurate and timely financial reporting.
  • Provide lease management advice and negotiate with tenants to maximize satisfaction and minimize disputes.
  • Deliver high-quality client reporting, meeting strict contract deadlines and ensuring accurate information is provided.
  • Build strong relationships with internal and external stakeholders, including surveyors, clients, and tenants.
  • Identify opportunities to improve profitability and efficiency, implementing strategies to drive business growth.
  • Manage tendering processes for single and multi-site contracts, ensuring best value for clients.
  • Develop and implement effective marketing and commercialization strategies for managed portfolios.
  • Deliver business rates mitigation strategies, reducing costs and improving profitability.
  • Manage and reduce insurance risks and claims, ensuring optimal protection for clients.
  • Provide support and guidance to junior team members, including career development plans and advice.
  • Line manage on-site teams, handling staff performance issues and improvement plans.
  • Conduct regular property inspections, ensuring compliance with management agreements.
Requirements:
  • Industry-related experience in commercial property management.
  • MRICS qualification (minimum 2 years PQE).
  • Proven ability to interpret and implement policies, procedures, and legislation relevant to commercial property management.
  • Excellent communication and stakeholder management skills.
  • Strong financial awareness and budgeting experience.
