Commercial Property Asset Manager Opportunity

Fidum Property Management Ltd, a specialist RICS commercial property management company, oversees an extensive portfolio of commercial real estate assets throughout the UK on behalf of various landlords. Our portfolio includes large city centre mixed-use developments, offices, shopping centres, retail parks, distribution warehousing, and industrial sites with 5 million sqft of floor area.

We combine experienced property managers with the latest software and technology tools to provide clients with exceptional service. The successful candidate will form part of the foundations of a fast-growing company with ambitious expansion plans, managing their own portfolio of high value commercial assets across the UK.

Our Head Office is located in Epsom, Surrey, where the role will be based. This provides access to support teams, including Property Management Accountants, Facilities Management Teams, and Office Support, helping manage properties alongside other Property Managers.

Key Responsibilities

Responsible for the day-to-day management of a portfolio of commercial assets in accordance with management agreements.

Work closely with Building Managers, Facilities Managers, Accounts, Graduates, and Contractors.

Understand the principles of lease structure and interpretation.

Preparation and administration of service charge budgets and reconciliations in accordance with RICS guidelines.

Active visits to properties across the portfolio and arranging property inspections, liaising directly with tenants and assisting Facilities Managers in assessing contractor performance.

Ensuring tenants comply with their lease obligations.

Liaising with leasing agents, solicitors, and other external consultants.

Overseeing the financial operations of your portfolio, ensuring that all financial reporting is undertaken as per the client requirements.

Requirements

At least 2 years of post-qualification experience as a commercial property manager handling portfolios and clients.

Good understanding of property accountancy.

Strong IT skills, including Word, Excel, and Outlook.

Experience using and adapting to market-leading commercial property management and CAFM software packages.

Driving license and vehicle required.
