Job Summary

We are seeking an experienced Land Acquisition Specialist to join our team at ITS (Southampton) Ltd. As a key member of our property development team, you will be responsible for sourcing and acquiring land for our house building projects in Hampshire, Wiltshire, and West Sussex.

Key Responsibilities
  • Land Sourcing: Identify and personally source prospective land purchases by researching online land websites, council planning portals, and meeting landowners or agents.
  • Site Feasibility Assessments: Conduct initial site feasibility assessments by visiting sites, assessing opportunities and constraints, researching local planning policies, and reporting findings to the Director.
  • Contract and Planning Analysis: Read and analyze legal and planning correspondence concerning contracts or planning permissions, and consider any extra costs, obligations, or issues that may affect budgeting, timescales, or financial viability.
  • Financial Appraisal: Produce a financial appraisal, including identifying developer contributions and abnormal cost items, in conjunction with internal stakeholders and relevant legislation and policies.
  • Market Evaluation: Undertake an initial market evaluation of proposed sites to ascertain an initial commercial viability of construction sites.
  • Section 106 Affordable Homes: Work closely with Housing Associations and Social Housing providers to obtain offers on developments obligatory and additional Section 106 affordable homes to meet planning legal agreement requirements.
  • Contract Management: Work with the Legal Manager to respond to legal correspondence with solicitors in respect of land purchase and acquisition, and run and report on the process from agreeing Heads of Terms to exchanging contracts.
  • Project Database Management: Update the project database and reports with any new information on sites, using admin support staff where necessary.
Requirements
  • Experience: Previous experience working as a Land Manager with experience of purchasing land in Hampshire, Wiltshire, and West Sussex.
  • Skills: Successful experience in land acquisition within the housebuilding industry.
