About the Role

We are seeking an experienced Land Manager/Buyer to join our team at ITS (Southampton) Ltd. The successful candidate will be responsible for sourcing and acquiring land for our housebuilding projects in Hampshire, Wiltshire, and West Sussex.

Key Responsibilities
  • Source and personally acquire prospective land purchases by researching online land websites, council planning portals, and meeting land owners/agents.
  • Arrange and attend potential client meetings with land agents and land owners to promote our company.
  • Undertake initial site feasibility assessments on prospective land by visiting sites, assessing opportunities and constraints, researching local planning policies, and reporting findings to the Director.
  • Delegate tasks to admin support staff to assist in preparing land packages and completing site feasibility for presentation to the Director.
  • Analyse legal and planning correspondence concerning contracts and planning permissions, considering any extra costs, obligations, or issues that may affect budgeting, timescales, or financial viability.
  • Produce a financial appraisal, including identifying developer contributions and abnormal cost items, in conjunction with internal stakeholders and relevant legislation and policies.
  • Undertake an initial market evaluation of a proposed site to ascertain its commercial viability.
  • Review all relevant reports and technical information, delegate and pursue any tasks raised, and work closely with other departments and stakeholders.
  • Compile and present written offers for approval by the Director.
  • Work with Housing Associations and Social Housing providers to obtain offers on developments obligatory and additional Section 106 affordable homes.
  • Respond to legal correspondence with solicitors in respect of land purchase and acquisition, running and reporting on the process from agreeing Heads of Terms to exchanging contracts.
Requirements
  • Previous experience working as a Land Manager or Senior Land Manager.
  • Successful experience in land acquisition within the housebuilding industry.
