Cooper Recruitment Ltd is supporting a leading real estate investment and asset management business with a strong focus on commercial and residential property across the UK. Due to business growth, they are seeking an experienced Facilities Manager to join their team.

Key Responsibilities:

  • Develop and manage annual service charge budgets to ensure effective expenditure control
  • Act as the primary liaison with occupiers, providing advice and guidance on day-to-day building operations
  • Oversee the delivery of operational facilities management activities as outlined in the Property Management Agreement
  • Monitor tenant compliance with lease obligations and building regulations
  • Lead the process of securing utility rates, managing energy consumption, and validating tenant utility recharges
  • Keep the property and asset management teams informed of any occupier issues impacting asset valuations or investment considerations
  • Provide regular written reports to the Head of Facilities Management as required
  • Support financial management of the property by monitoring service charge budgets, approving invoices, and preparing variance reports
  • Ensure timely and efficient procurement of supplies and services for the property
  • Conduct a full tender process for major contracts at least once every three years
  • Establish and maintain high standards of health and safety compliance
  • Gain familiarity with building systems, including heating, ventilation, mechanical, and electrical systems
  • Organise and coordinate fire evacuation drills
  • Issue Permits to Work for contractor activities
  • Monitor vacant office spaces in accordance with the client's insurance policy
  • Assist in submitting insurance claims for incidents occurring on site

Requirements:

  • Proven experience as a Facilities Manager in commercial property (minimum 3 years)
  • Good commercial acumen with the ability to provide sound advice to occupiers and stakeholders
  • A solid understanding of Health & Safety and compliance matters
  • IOSH qualification (desirable)
  • Experience using CAFM systems
  • Excellent written and communication skills
  • A positive attitude and a true team player with a can-do approach
