Job Overview: Addition+ is seeking an experienced Senior Block Manager to oversee the day-to-day management of residential blocks in North London. This role requires strong leadership and organizational skills, as well as a deep understanding of property management legislation and regulations.

About the Role: As a Senior Block Manager at Addition+, you will be responsible for managing a portfolio of residential blocks, ensuring compliance with all health, safety, and legal requirements. You will oversee property maintenance and repair works, organize service contracts, and coordinate with contractors and suppliers. You will also prepare and manage service charge budgets, conduct regular property inspections, and handle resident inquiries and complaints. Additionally, you will ensure that all property insurance, certifications, and compliance checks are up to date.

Key Responsibilities:
  • Manage a portfolio of residential blocks, ensuring compliance with all health, safety, and legal requirements.
  • Oversee property maintenance and repair works, ensuring that all issues are addressed promptly and efficiently.
  • Organise and manage service contracts, including cleaning, gardening, and other essential services.
  • Coordinate with contractors and suppliers to ensure high-quality work is delivered on time and within budget.
  • Prepare and manage service charge budgets, keeping accurate records of all expenditures.
  • Conduct regular property inspections to identify and address maintenance issues or non-compliance.
  • Handle all resident inquiries, complaints, and requests in a timely and professional manner.
  • Ensure that all property insurance, certifications, and compliance checks are up to date.

Requirements: To be successful in this role, you will need a Certification in Block Management (e.g., TPI, IRPM or ARMA accreditation), proven experience in managing residential properties or blocks, and a strong understanding of property management legislation, including health and safety, and leasehold regulations. You will also need excellent communication, interpersonal, and customer service skills, as well as strong organisational and time management skills with the ability to prioritise tasks. A full driving license is preferred but not essential.
