**Key Responsibilities:**
- Conduct regular inspections of buildings, equipment, and common areas to identify and address any maintenance issues.
- Ensure the proper functioning of lighting, elevators, and emergency systems to ensure resident safety.
- Respond promptly and efficiently to residents' maintenance requests, providing excellent customer service and communication.
- Maintain outdoor furniture and amenities to a high standard, ensuring they are clean and in good condition.
- Communicate effectively with residents and staff regarding maintenance schedules, disruptions, and planned activities.
- Ensure the grounds, including grassed areas, beds, woodlands, boundary fences, roadways, paths, and paved areas, are properly maintained to a high standard.
- Report any defects or faults that may compromise resident safety immediately.
- Collaborate with the Facilities Manager to conduct regular inspections and monthly checks of the village.
- Perform painting and decorating tasks as required.
- Apply salt or grit to roads and pathways as necessary during winter months to ensure resident safety.
- Ensure the structure, fixtures, fittings, and equipment of the village are properly maintained.
**Requirements:**
- Previous experience in maintenance, gardening, or a related field is preferred.
- Basic knowledge of HVAC, plumbing, electrical, and general maintenance tasks.
- Ability to use hand and power tools safely.
- Strong communication and interpersonal skills.
- Physical ability to lift, carry, and move heavy objects.
- Willingness to learn and adapt to new tasks and challenges.
