About the Role

We are seeking an experienced Senior Lettings Negotiator to join our prestigious Residential Lettings Team at Bidwells. As a key member of our team, you will play a vital role in providing an exceptional service to our clients and supporting the Head of Lettings with the day-to-day running of the department.

Key Responsibilities
  • Carry out valuations and provide expert guidance to clients on the lettings process, including advice on rental values.
  • Ensure effective marketing and promotion of new properties to let through various channels.
  • Represent clients in negotiations with prospective tenants.
  • Ensure properties meet necessary legal and health and safety requirements.
  • Qualify prospective applicants and manage the application process.
  • Carry out occasional viewings when required.
  • Oversee reference and credit checks for prospective tenants.
  • Build relationships with new and existing clients to identify further lettings or cross-selling opportunities.
  • Attend business networking events to promote our services.
  • Implement new legislation processes within the department.
  • Liaise with the Accounts Team regarding rental payments.
  • Stay up-to-date with local residential property market trends and relevant legislation.
  • Work closely with the Head of Lettings and assist with the day-to-day running of the lettings department.
  • Take responsibility for the team during the Head of Residential Lettings' absence.
About You
  • Previous experience as a Lettings Negotiator.
  • Excellent knowledge and understanding of landlord and tenant legislation.
  • Excellent knowledge of the local market.
  • Proven experience of influencing and business-winning.
  • Well-rounded approach with excellent people and client-facing skills.
  • Ability to work at a fast pace with a demanding workload.
  • Valid UK driving license.
  • Previous team management experience desirable but not essential.
  • Member of ARLA/NAEA desirable.
