Job Description:

The Bridging Lending Specialist is responsible for secured property bridging lending within Aimee Willow Connex Ltd. This will involve developing and using your current network of professional introducers who are capable of offering bridging lending opportunities to the company for consideration.

This will cover:

  1. Residential properties (not occupied by the borrower or a member of their family, unless taken as 1st Charge, third party security or 2nd Charge).
  2. Commercial properties.
Duties:

  1. Identifying commercial bridging lending opportunities for the company to consider in line with the current lending policy and interest rate banding.
  2. Take responsibility for each lending opportunity and progress through the business to deal completion, ongoing monitoring and successful exit.
  3. Instruct solicitors and valuers with the support of the Loan Managers, following the company's established procedures and agree fixed price agreements and timescales with all professional advisors.
  4. Coordinate the progress of each transaction throughout its lifecycle with the company.
  5. Develop the credit paper and Executive Summary for presentation to the Board of Directors, illustrating the risks and merits to each transaction.
  6. Take responsibility for monitoring clients and loans to ensure the company reduces its lending risk by looking for early signs of distress.
  7. Where loans are serviced, check each month/week with the Accounts team to ensure payments are received.
  8. Ensure customers adhere to conditions subsequent as set out in the loan agreements.
  9. Follow all of the company's practices and procedures.
  10. Help customers where required to source exit finance.
  11. Develop and agree marketing strategies with the Board of Directors in support of your efforts to identify new lending opportunities.
  12. Arrange and host client hospitality days and other opportunities to maintain regular engagement with clients.
  13. Present opportunities to the Board of Directors and progress through the business following the established lending procedures.
  14. Visit clients, brokers, land agents and advisers at their premises to develop a professional relationship with a view to receiving bridging lending opportunities.
