Residential Property Manager

Invictus Group is seeking a highly skilled Residential Property Manager to join our team. As a key member of our property management team, you will be responsible for providing exceptional property management services to our residential portfolios and mixed-use buildings.
Key Responsibilities:- Property Management: Ensure the smooth operation of our residential properties, including maintenance, repairs, and inspections.
- Health and Safety: Maintain a safe and healthy environment for our residents and staff, adhering to all relevant regulations and standards.
- Record Keeping: Accurately maintain records of risk assessments, maintenance, and inspections, ensuring compliance with regulatory requirements.
- Inspections and Maintenance: Conduct regular inspections and prepare for maintenance duties, including fire door inspections.
- Lease Checks: Complete thorough lease checks for all properties, ensuring compliance with lease agreements.
- Maintenance Arrangements: Arrange maintenance as needed, in accordance with agreed terms and schedules.
- Budgeting: Prepare property budgets and agree service charge budgets with stakeholders.
- Communication: Liaise with internal teams, landlords, tenants, and other stakeholders, providing excellent customer service and communication.
- Insurance: Offer insurance advice and handle claims in conjunction with the insurance team.
- Meetings and Minutes: Attend regular meetings and complete minutes as necessary.
- Section 20 Compliance: Ensure compliance with the Section 20 Landlord & Tenant Act 1985, including fulfilling requirements and progressing further as necessary.
- IRPM Certification: Essential for this role, with ATPI certification ideal but not essential.
- Residential Property Management Experience: Proven experience in all aspects of residential property management, ideally including block management.
- Section 20 Knowledge: Strong knowledge and experience in carrying out Section 20 duties and requirements.
- Fast-Paced Environment: Ability to work in a fast-paced environment, prioritizing tasks and managing multiple projects simultaneously.
