Residential Property Manager

Invictus Group is seeking a highly skilled Residential Property Manager to join our team. As a key member of our property management team, you will be responsible for providing exceptional property management services to our residential portfolios and mixed-use buildings.
Key Responsibilities:- Property Management: Provide property management services to residential portfolios and mixed-use buildings, ensuring that all properties are well-maintained and meet the required standards.
- Health and Safety: Ensure that Health and Safety requirements are met and maintained to a standard, conducting regular risk assessments and inspections as necessary.
- Record Keeping: Keep and update accurate records of risk assessments, maintenance, and inspections, ensuring that all information is up-to-date and easily accessible.
- Inspections and Maintenance: Carry out regular inspections and preparation duties, including fire door inspections, to ensure that all properties are safe and well-maintained.
- Lease Checks: Complete lease checks for all properties, ensuring that all terms and conditions are met.
- Maintenance Arrangements: Arrange maintenance as required, in accordance with agreed terms, to ensure that all properties are well-maintained and meet the required standards.
- Property Budgets: Prepare property budgets and agree service charge budgets with landlords and tenants, ensuring that all financial obligations are met.
- Communication: Liaise with internal teams, such as the Accounts department, as well as corresponding with landlords and tenants, to ensure that all communication is clear and effective.
- Insurance: Offer insurance advice and handle claims alongside the insurance team, ensuring that all insurance obligations are met.
- Meetings and Minutes: Attend regular meetings and complete minutes when necessary, ensuring that all decisions and actions are recorded and communicated effectively.
- Section 20 Landlord & Tenant Act 1985: Fulfill requirements of the Section 20 Landlord & Tenant Act 1985, ensuring that all obligations are met and all necessary documentation is completed.
- IRPM: IRPM is essential; ATPI is ideal but not essential.
- Experience: Experience with all aspects of residential property management, ideally block management.
- Knowledge and Experience: Knowledge and experience with carrying out Section 20 duties and requirements.
- Ability to Work: Ability to work in a fast-paced environment, prioritizing tasks and managing multiple projects simultaneously.
