About the Role:

We are seeking an experienced and motivated Residential Property Manager to join our dynamic and supportive team at Bolt-On Recruitment Ltd. As a Property Manager, you will be responsible for managing a portfolio of residential properties, ensuring they are well-maintained and providing a high level of service to both landlords and tenants.

Key Responsibilities:

  • Proactively manage a portfolio of properties, ensuring they are well-maintained and compliant with property management regulations.
  • Assist with the onboarding of new properties and ensure a smooth transition for landlords and tenants.
  • Conduct routine property inspections every six months and address any maintenance or repair issues promptly.
  • Identify opportunities for property maintenance, refurbishment, and renovation during inspections.
  • Review rental applications with landlords and assist with processing successful applicants.
  • Monitor rents and provide advice on adjusting them ahead of remarketing properties.
  • Send weekly Property Performance Reports to landlords for properties on the market.
  • Manage and develop relationships with key corporate accounts, ensuring exceptional service and maximising new business potential.
  • Pitch and convert new business leads, acting as the main point of contact for corporate clients.
  • Identify upselling opportunities and ways to optimise property portfolios to enhance value for clients.

Requirements:

  • Previous experience as a Property Manager.
  • Strong knowledge of property management principles, regulations, and best practices.
  • Ideally ARLA qualified.
  • Proven experience managing a portfolio of properties and maintaining client relationships.
  • Excellent organisational and time management skills, with the ability to prioritise tasks and meet deadlines.
  • A proactive, problem-solving mindset with a focus on providing solutions and optimising asset management.
  • Confident in handling difficult conversations with clients or tenants when necessary.
  • Strong communication and relationship-building skills with both clients and tenants.
  • Valid driver's licence for property visits and viewings.

Working Hours:

35 hours per week, Monday to Friday (exact hours can be discussed).
