Working Hours: Monday to Friday, 8am to 5pm
Salary: £30,000 per annum

PRIMARY DUTIES:
The Facilities Maintenance Technician will be responsible for executing in-house maintenance tasks, reporting directly to the Maintenance Manager or Development Manager. The role requires effective collaboration with team members and external contractors to deliver exceptional service quality.
Key Qualifications:
- Proficient in various maintenance disciplines including electrical, plumbing, carpentry, and decorative work.
- Strong understanding of Health & Safety regulations and risk assessment protocols; relevant certifications are a plus.
- Familiarity with building systems and maintenance procedures.
- Ability to work autonomously and make informed decisions when necessary.
- Exhibit a proactive and positive approach to planning and executing tasks efficiently.
General Responsibilities:
- Provide comprehensive maintenance support across the development.
- Oversee third-party contractors on-site, ensuring compliance with risk assessments and issuing necessary permits.
- Document and report any defects or incidents, taking corrective actions in consultation with management.
- Conduct and log results of regular maintenance checks, including fire alarm and emergency lighting tests.
- Ensure meticulous completion and documentation of all maintenance tasks.
- Perform various maintenance activities such as refuse management, light bulb replacements, painting, and minor repairs.
- Maintain tools securely and ensure they are used only by authorized personnel.
- Pressure wash and clean communal areas as required.
- Conduct touch-up painting in shared spaces as needed.
Risk Management:
Support the development's risk management initiatives by utilizing established systems and processes to ensure compliance. This includes:
- Collaborating with the on-site management team and contractors to facilitate risk assessments.
- Completing risk actions and equipment testing, maintaining a detailed audit trail of all actions and certifications.
