Residential Development Operations Manager

Abbatt Property Recruitment is looking for a Residential Development Operations Manager to ensure the effective management of a residential project.

Salary: up to £40,000 based on experience

Hours: Monday to Friday - 09:00am to 17:00pm

Location: Newbury

The ideal candidate will possess the following qualifications:

  • Prior experience in residential management, particularly in a comparable position
  • Knowledge of fire safety systems, health and safety regulations, and emergency lighting
  • Extensive background in delivering exceptional customer service
  • Experience overseeing contractors and construction activities in a dynamic environment
  • Demonstrated ability to manage confidential information with integrity and professionalism

Key Responsibilities:

Conduct regular inspections of the site, implementing necessary corrective actions to maintain high standards of both the interior and exterior of the property.

Ensure that all personnel on site deliver a cost-effective management service to our clients, fostering a positive and courteous atmosphere for residents.

Provide exemplary service levels, acting as the liaison for customers, clients, and developers, ensuring that all aspects of the development are well-maintained and presentable. This includes building and nurturing relationships with any Residents Association or Management Company, and participating in their meetings as needed.

Identify ongoing training requirements to support the team, utilizing both internal and external resources, and conduct regular performance reviews with direct reports, offering constructive feedback and coaching to meet KPIs and SLAs.

Oversee performance management, including setting guidelines, managing leave and absences, and organizing shift coverage, while also coordinating emergency cover as necessary.

Implement effective cost management practices, reviewing expenditures and assisting in the establishment of service charges, as well as preparing and presenting bi-monthly financial reports.

Facilitate proactive meetings with customers, contractors, and clients to ensure timely resolution of issues.

Address and investigate complaints as they arise.

Assist in monitoring and supervising contractors performing work on the property, ensuring that all work orders are tracked and completed within the designated timeframe, and that both reactive and planned maintenance is executed to a high standard.

Ensure that all unusual incidents are thoroughly investigated and reported to the development manager, providing responses to emergency inquiries and directing colleagues as necessary.
