Property Manager

We are seeking a skilled Block Manager to join our team at Reset Recruitment Ltd. As a Block Manager, you will be responsible for managing a portfolio of residential and mixed-use blocks and estates on behalf of freehold clients.
Key Responsibilities:- Provide efficient service to landlords and leaseholders, ensuring contractual and financial management is carried out to the highest standard.
- Attend monthly department meetings and weekly property manager meetings to present progress reports and ensure effective communication.
- Prepare and issue service charges budgets to quarterly deadlines, ensuring accuracy and compliance.
- Review draft annual service accounts prior to issue to external accountants, ensuring all necessary information is included.
- Carry out routine and emergency inspections of properties, documenting findings and implementing necessary actions.
- Ensure compliance with health and safety requirements, including fire risk assessments, and engage with surveyors/structural engineers as necessary.
- Prepare basic long-term maintenance plans and engage surveyors to prepare more complex plans, ensuring effective budgeting and resource allocation.
- Assist administrators in handling enquiries from lessees, providing timely and effective responses to service charge queries.
- Produce and draw up tender documents, review tenders, and appoint contractors, ensuring best value for clients.
- Administer S20 consultation in respect of major works, ensuring all necessary parties are informed and consulted.
- Liaise with other internal departments, insurance, accounts, and external stakeholders to ensure seamless communication and effective service delivery.
- Proven block management background and a genuine interest in being a fully-fledged block manager.
- Experience of dealing with mixed-use property and estate management.
- Good knowledge of the legislation framework pertaining to long leasehold residential and mixed-use management.
- Excellent communication skills with the ability to meet strict deadlines.
- Good IT skills and experience using QUBE would be an advantage.
- IRPM qualified or happy to take the examinations.
